I'd say infrastructure is essential for someone planning to rent to foreigners as a holiday rental.

I do have the ability to cut costs on good quality homes, that may appeal to local Balinese, looking for affordable options.

Just researching at the moment.

Not being sarcastic... seriously I am interested in your plan on an island where the cost of a quality home bears little relationship - if any - to the construction cost.
 
@SHoggard I guess what you're saying is construction costs are so low that it wouldn't make much difference to your profit even if i could cut up to say 25% of the costs of the total build right? If so, I'm afraid I have no useful information for you.

I said it may appeal to local Balinese, it may not on the other hand and could be a huge failure. Please don't think I'm a "Mr Know-it-all", I have less experience than many of you established Bali builders, and I'm here to primarily gather information rather than give it, although I'd also love to help people with my own views and ideas.
 
I find this interesting. I am a civil engineer. I was also a registered builder in Australia. I built a number of houses, hospitals and schools in Australia. I have let my (Australian) builders registration terminate because I have lived in Indonesia for the last 12 or 13 years.
The last thing I worked on in Bali was as Construction Manager of the Australian Consulate in 2006. This job was worth a bit over 7 million Australian dollars. From this is should be ascertained that I have a bit of an idea about building.

Thanks for your opinion! You have quite a portfolio. Honestly, my only experience with property is in the UK where keeping costs to a minimum can be one of the biggest factors. I understand labour and materials are cheaper in Bali, but never the less money saved is money earned right? Especially in smaller projects where the money saved can make up a bigger % of the costs. Anyway, I'm still researching and appreciate any advice sent my way.

Are you still developing properties in Bali?
 
I gather the plan is to buy a plot of less than than 300m2 - build a house (1 single house) - rent/sell it and move on.
But I'm not sure if I understood you correctly when you say that your idea is to build a house that "may appeal to local Balinese". So you are considering the local Balinese as the target market?

Then, maybe you should be starting your research from the other end of the telescope: What's the average Balanese annual income? What can they afford to pay in rent?
What is the culture & religion, how do they affect house design?
What's the average temperature spread.
Why would Balinese rent property when they are in fact bumi putra, own the land and mostly prefer living in traditional courtyard homes? ......I'm not just talking about the 'poor villager'. I know a couple of quite wealthy Balinese who have got rich in the property game, know what Orang Puteh lifestyles look like, and choose to live in a cluster of tiny redbrick buildings... it suits them, their culture, their religion and the climate.... we're certainly not talking Barrat/Wimpy Homes here.

If Balinese are not your target market - sorry for missing that!

Also, have you looked at the visa & corporate aspects of the plan? This isn't Europe, no 'free movement of labour' here - you really can't just come in on a tourist visa, cut a deal on property, then build. You won't be permitted to pick up a hammer, pour concrete or lay a brick without the correct visa and local certification (as a builder).
You can't even rent the property out without the correct paperwork.... plenty of threads in the forum about that (including true stories of people being arrested and instantly deported)

I see, thanks for the advice!

I know the regulations, etc are very different to Europe, and it seems like a whole lot of hassle. That's partly why I'd like to start on a small budget and see where it leads, tbh. If I ever start anything in Bali.
