Hello
I'm from Bulgaria and want to live in Bali.
I want to rent small hotel - 15-25 rooms in Bali for business. In this moment i find hotel just for sale, not for rent. Can somebody help me?

I know of a small hotel for lease in Legian - 15 rooms. The owner is looking for Rp1.5 billion for a 5 year lease. If you would like more information, please send me an email.

I suspect the 'billion' here is 1,500,000,000 IDR. Billion seems to have different values in different countries.

Yes, you're correct mat. Indonesia uses an American billion i.e. 1000 million, not the English version of 1 million million.

Rp1.5 billion equates to Rp300 million per year or Rp20 million per room per year.

I wouldnt get so excited if make up figures of how much profit could get from rooms...as operational costs are quite high...if all rooms have aircon...electricity alone could be 10.000.000 Rph a month,

The aircon will only be on if the rooms are rented. Then it will be a minimal cost. I know business pays a different rate for electric than domestic. Does anyone know what theses rates are? The difference?
I have my aircon on 24/7 and my electric bill for my house is well under 1 juta every 6 months.

I didn't think there was any difference in rates. I do agree with Lili though, the numbers don't sound great. The government is proposing 1000 per cent increase in water prices for hotels. Then you have staff and maintenance costs and taxes...

there's a difference in price...there's the pay as you use (not meaning prepaid), or you pay an X amount of money for an x amount of power(meaning if you use the power or not, you pay the same), the higher the limit of power, the cheaper per unit it becomes.

Indeed as to the numbers, not very profitable. but then again he's looking for 1,5M...so harga nego ya,hahaha.

I still seek for hotel, but it's hard to find the right :icon_sad:. Like many people I have small budget ... the most important is that I want pay yearly. But i don't give up. I think I will find my place in Bali. :icon_wink:

you could setup a lease contract for X amount of years, but pay it per year..ofcourse it's up to the present owner if he/she would agree with that, I doubt you will find one who will do so but who knows you might be very lucky.
Small budget...small is a relative term, what might be small for you could be a fortune for others..
don't go beyond your means. Just my personal opinion, if you don't have enough to pay 5 years upfront it's likely your budget is to small...1.5M is not much for a hotel (depending on condition etcetc..)

What is your budget? I only ask because if your budget is unrealistic you could be just wasting your time. I doubt that any hotel owners would accept a yearly lease.

Unless of course the hotel needed a lot of renovation work which you would be taking on.
