Hi, i ask sorry in advance for my english, it's not my firts language.I'm an italian physical therapist but i've always been woeking also with bars,pubs ans discoes.I'm going to move to bali next june with a friend (professional bartender), and we are looking for a location in order to open a pub.can anyone of you help me about the average price of renting? I'm looking for a location 100 sqm up.Or contacts for a good location to rent..Of course i like most legian area but is very expensive and busy, also benesari or areas like that are appriciated couse full of hotels.Thank u

Hi andrea85, I'm not an EU citizen (Asian passport actually) and I'd love to come to your city in Italy to open a pub with a friend (another non-EU citizen). What do you think? Work permit, non ce problema? Seriously, it ain't much easier in Bali, so good luck with the dream but be prepared for the reality...

Thank to everyone..gaby i'm considering every area in Bali..considering rent prices,area tourism etc..mark i have to be honest--working in italy first isn't easy for foreigners, burocracy is so complicated for us, for you would be almost impossible.Also i have to say something about italians, i heard, in my travels, different considerations about us. Someone speaks good and many not. Well, as everywhere in the world there are both kind ..but about restaurants and pubs we have something more, is our tradition, our history :p ..By the way, if u need specific informations i wold be glad to help u..sorry i was little direct with u..also in italy now is a big crisis period..Better bringing here something new, this can be your opportunity..Anyway if anyone of u knows a good location around bali and the average renting price would be really appriciated..thank u!!!!

Andrea, it won't only be the cost to rent, which by the way won't be monthly or annually, but at least 5 years upfront. PLus licenses, plus Kitas and work permits, plus renovation, plus bar outfit, plus, plus. Bring at least Euro 300,000.

Hi Peter, opening a bar needs for sure money..I know also that many places aks just 1 year in advance..Foreigners company PM costs about 5000 euro, including bar and alchool licences, and 1000 dollars work permit.Renovations price i think is in according with the rent price.. a place that needs a big rennovation will costs less than a place ready to start.

Andrea, I know a couple guys who owns and works at a bar, the most scary cost is the liquor license and other under the table money, 5000 euro is a very optimistic estimation:icon_smile:

Thank u ferdie, i m here to get advices..sorry i mean 5000 for the company and alchool license,than 1000 dollar each work permit..about that i already spoke with an important agency situated in jimbaran..about forniture eventually i have already a supplier..my first problem is finding a location and knowing the average rentig price of the area..

pricing : for example in Sanur "Fullmoon Cafe" @ 165jt per year, no licenses and no further assistance in getting them. it's furnished (sort of) size 485m2 with 11000W power available.as for your 5000 Euro for the 'company-operating license' and 'license to sell alcohol'....sorry, but forget that impossible low amount, better double or even triple that (unless you are just going to sell beers, but then you will never ever make your break even-point). Your workpermit is going to be 1200 USD a year and that goes also for your friend.so to be a bit more clear : set-up business license and alcohol license, 125.000.000 (at least)10 years rent, 1.650.000.000worklicense for 2 persons, 24.000.000 miscellaneous 100.000.000 approx : IDR 1.900.000.000 to start or in Euro a little bit over 120.000remember, no housing/food/transportation/ yet calculated...

thank u gilbert..anyway the price u were speaking are for 10 years..i think is it possible to pay year after year..of course little more..165 juta per year for a 485 m2 is nothing..always considering the location..honestly i dont know good sanur area..prices around kuta and legian are more and more expensive i think..but the real problem is finding a location..

That's true, it's possible to pay yearly rent for some properties, but you may find that if you do that and your business is moderately successful in the first couple of years, the landlord will double the rent after the first or 2nd year and you will have no choice but to pay or lose everything. If the landlord agrees to yearly rental, he more than likely will not agree to a fixed price for the following years.Paying yearly is not a good strategy for doing business in Bali.

you are right matsaleh..but also paiingg in advance can be dangerous..sure i would try to make a contract with some limists, like the price can not increase more than 10 percent every year..can be a good contract also for the landlord who want to get money from his land..

IMHO, The biggest problem of paying rent in advance is if you (after a rather short period) didn't like the location and you can't withdraw the prepaid rent.In the long run, prepaid rent always gives you better price and would prevent the landlord changing the rent price if your place started to get decent crowds.Remembering the initial investment would be quite big, I wouldn't expect break even after the first year (unless you are a very big hit in Bali), so you better save as much money as you can by bargaining on prepaid rent, because its a long road to profit.Adding a clause to changes in the rent agreement may help you on limiting the price changes, but I wouldn't put a lot of hope into it, nowadays they would give you a big early price if you decided to pay him/her on a yearly basis, yup globalization already introduce greed to this island inhabitants :disgust: However if you decided to use that method, you should only allow the price to change after longer period such as every 3 years, otherwise it will be doubled after a few years just like what smoke posted earlierMy advise to you would be just take your time and prepare everything, I knew a lot people doing their survey and planning for years before they start the actual process of registering, renting or buying anything to minimize the risk and capital needed

thank u ferdie..what u said is right and really appriciated.About the contract i was thinking to stop the price for few years if possible andlimiting it s increasing as much as possible. Easy or ot, it depends by the landlord.At momen i don't have enought money to pay 10 years and also i don't wanna pay many years in advance, who knows what can happen. Of course,as u said, is the best way to get a cheap price that won t change.I have been working with pub long time in italy, that s my advantage. Most of the people who open a pub in bali aren't really professional, that's also why they don t earn money or not enought for living, and most of them didn't experience and live inside their activity.I'have been planning to move to bali long time, i know the territory pretty good, also the kind of tourists and expats who live in bali, and how to advertise a business.I m thankful with all of u are triing to give me advices!

and why would a landlord accept your terms?? people with money are lining up to rent a A+ location in the area's you mention..I am really sorry, but finding a location is not your problem...your problem is wanting to sit first class but paying economy.if my little calculation is beyond your budget, then (again I am sorry) you will have little to no chance of making it.

well..a friend i met in bali has a pub in benesari, he pais 100 million per year, for example..and the place is very big..if u find a good contact or good landlord u can get a good price. As said before full moon cafe pays onli 165 milion per year..485sqm. Paing it year per year if possible of course price would be anyway good..i don t say that your calculation are wrong, but there are other possibilities for me..I spoke already with the agency, pt company and 2 working permit would be about 80 million..Other agencies ask 100 to 200 million..and i can ensure u that my agency is one of the most inportant in Bali..many local people also go there..and not only for the price..so my real problem is finding a good location with a good price..i don t mean a first class and pay cheap..but just a good deal..
