Options for recovering money from a building project

I think it is so common here. Builders quote (or underquote) and use up all of the money before the building is finished and then they are never to be found again.

I thought I would make a post to explore what options (if any) people have to recover either their money or force the builder to finish the project.

The only realistic option is to stage the build in portions:
1)concrete
2)windows and doors
3)walls
4)concrete (2nd floor)
5)windows and doors (2nd floor)
6)etc as above

Since the builder has to give a complete price for the build simply ask him to break it up into stages as above. It's simple enough to see if he's overrunning or not.

It's even possible (I did it) to ask for a new tender from your local builders for each stage and even to get them to compete against each other. Then accept the lowest price from among the builders.

The only reason people here are stuck with the traditional methods of throwing up a house is because they are too lazy to think of new ones IMHO.

Do as recommended above with progress payments and also get references from prior customers.
