Rental Disputes and Rights

Hi All I was wanting to know what rights (if any) we would have as renters when we lease a property for say 12 months in Bali. I know that in many cases there is some form of contract signed and on occasions a Notary is involved. My question is as a foreigner if the landlord decides he wants to kick us out early for some reason (perhaps he get's a better rent) do we have any rights to dispute it? As a side note, what happens if we are renting and the owner is wanting to sell? Would we get back the portion of our rent not used? Thanks

Sure you have rights here in Indo but having them and enforcing them may be a different kettle of fish. My advise for what it's worth-stagger the payments and don't give him a lump sum for the whole year. It really all depends upon how badly you want the house and how much you wanna trust the owner - your call.

It is normal to pay the 12 months up front, and property owners in Bali will not give you any trouble unless other issues arise like you make too much noise or you let disreputable people stay in the property, or anything that presents some form of threat to the property owner.

Thanks for that. I had assumed this would be the case, and we are far from the people that would be having any wild parties. I was more wanting to know what happens if they decide they wanted us out early to get a higher rent from someone else. Also issues around repairs to anything in the house. Is this normally something that the owner would be responsible for?

I think *most* people here are reasonable and if you rent a place for one year then the owner will respect that agreement. If the owner wants to sell the property then they may mention this when you rent it out. And if the sale is successful they would either let you stay in the property until your lease is up, or refund your money for the remaining lease. Day to day repairs are usually to be handled by the tenant.

My only rational is I'm using an unfamiliar laptop whilst in Jakarta and I must have had finger trouble whilst it was on my lap. Its only free to Win 8 and 7 users and for a limited time. If I wait I'll have to pay US$149:99 to the Gates foundation for chaste girls.....in Nigeria. I'm thinking maybe that's why so many scams come from NigerIa...maybe Bill and Melinda fund a factory of programmers organized out of a Boko Haram stronghold and that's where those girls are....slaving for Microsoft....:icon_evil:

hahaha bakung needs glasses! If IT was on my lap my friend.... I wouldn't need special tablets. Problem is I often cannot find IT and I have glasses...:mad:

You are so correct ...I was thinking yesterday, as we flew near Mount Raung, that it would belch if our dear Markit would sacrifice himself. I'm not a religious person and was eating my AirAsia ham/cheese croissant (extra 40 thou) so I gave a little belch myself...the croissants aren't so fresh! A little feeling of guilt did cross my mind but I'm so happy you didn't emulate JOE....maybe tcollins is Tom Hanks and the Mrs is Meg Ryan! Anyway...I'm back on my all-in-one computer that you recommended about a year ago and awaiting windows 10 update next week....who knows...maybe then I'll need go to the mountain and refresh.......Naaghh!

I'll get Windows 10 when they offer it (next week I believe). If Markit's dire predictions prove correct I will let y'all know.

Ok you computer nerds...would it be possible for me to download the freeby next week but not install until the bugs are resolved...and will it update the mods before installation?

Most users should be absolutely happy for several years with 7 and at a pinch 8, if you use touch-screen. For goodness' sake most people were happy with Windows 95 until they stopped supporting it.

I had Windows 7 installed last year (after a hard-drive crash) and wish I had opted to stay with XP Professional. It was a much better operating system.

No idea what win10 has that I need...was hoping some here would elaborate on it...anyway we are off-topic so I'll start a new thread and see if others will contribute.
