Hi everybody,
Need help ,just built a new villa and currently setting up for the rental market.Doe's anybody know details for a site to post an advert or what is the best way to advertise for staff. We already have an onsite villa manager but we are looking to hire someone with good English speaking skills that can take care of online bookings etc.
Do not want a villa management company as the 30% they charge is outrageous!

Dear Jones - you are doomed.
You obviously have no idea what you are doing or what you have gotten yourself involved with.
If you think that hiring some one of the street "that can take care of online bookings etc." will cost less than the 30% wastage the management company will charge or that you will have guests that don't all want their money back almost immediately because your "staff" have no fecking idea what they are doing then I have a bridge for sale in San Fransisco.
If you want staff that will not destroy your business then you need to hire them away(expensive) from existing villas, get them from amongst your trusted circle of Balinese friends or clone them from existing examples.

Check out villas.com airbnb flipkey. There are many many places online to advertise your property. They do however charge around 15% commission.

Agoda, booking.com, TripAdvisor and homeaway should also be used.
One thing to note to get good occupancy is you don't choose the rates. Look at the competition and gauge from their success shown by reviews etc.
Do the online stuff and as much else yourself. Don't trust the staff.

Airbnb is cheaper - around 3%. Their website says:

Fact is none of them Airbnb, Homeaway, Holidaylettings, ButtfucksRus or whoever will actually cause someone to come to your accommodation. They all want to write and find out how hot the eggs are for breakfast and if the coffee is black or does the toilet accept condoms, etc. etc. so if you think a Balinese/Indonesian can answer that shit then away you go.
