Im currently doing a lot of research on long term property rentals in bali,and what im seeing has me completely baffled,unlike most of you on here who live here full time and have done so for many years,i have only lived in bali for 6 months a year for 7 years,so im sure some of you with more experience in these maters could possibly shed some light on my questions,
1) What is the difference between a house and a villa,many of the villas I see advertised to me are just a house,is by calling a property a villa just a way to ask a higher price,
2) Although many of the places I see are reasonably priced,there are a lot of places asking for rent as high as U$40,000 per year sometimes even higher,and with a minimum 5 or 10 year lease,to me this doesn't make sence,I mean if someone is prepared to spend that type of money wouldn't they be better advised to buy a place,so my question is are there actually people out there who spend these huge amounts of money for a rental,part of my asking this is because when I lived in bali I used to read the advertiser all of the time,some of the places I saw on there for rent with the high prices were advertised for years,is there something that im missing or not seeing here.
It would be nice to hear other peoples opinions on this ,

Bali has 3 levels of prices for property: 1. the hopeful price 2. approximate market price and 3. I need money right now and will take anything I can get it.
Prices online are usually number 1, number 2 can be found by dealing directly with owner and 3 can be found through contacts, or hanging around cock fights.
Prices are crazy in the south and more realistic in everywhere else in Bali. The yearly rental of a villa in Seminyak for example, is equal to about a nice little local house in Lovina (2/3 are)

Yeah im not a villa guy more like the local type house guy,and we have rented a couple in the past,nice clean houses each had 2 bedrooms and 2 bathrooms,although they both lacked somewhat in design when built but that's something we were able to live with given that the most we ever paid was 46 million rp for 2 years,so I guess I got lucky and came under #3 as you described it without having to attend a cock fight,
The first house I got was thru the bar tender at one of my favourite hangouts who I guess was a part time freelance agent,the second one we found just by driving around and looking for ourselves,
So from what you are telling me is that yes there are people willing to pay these high asking prices ar at least close to the asking price,to everyone their own,im not here to judge,i just think of what other things I could do with that type of money for instance buying some land or indeed possibly a local type of house in a different area,and on that subject of buying,back in 2010 I was living in Renon just off Tukad Balian,which is not a typical bule area however there were some around the area,not like your neighbours were all westerners,anyway a local guy offered me an are of land for 150 million rp,my wife had just given birth to our son and we weren't exactly sure of our future plans at the time,so we pondered about the land for too long and eventually it was sold,now the asking price for the same size lots nearby the same area is from 450 million to 550 million,so yes prices have taken a huge hike upwards in recent years,

I don't blame you...this is a buyers market in Bali...purchase, rent or lease adverts are all over the place and, as you observed, many are getting old because of holding out on ridiculous prices.
You might want to consider buying a lease instead of renting. I get spam mail almost weekly on a new furnished 20 year leasehold 2 bed/2 bath house 50 metres from the Keramis beach for US$79,500 and the owner will finance 50% over 4 years....and he's an American just wanting out of the market. That boils down to US$4,000/year for the lease, which can be extended/sold/rented etc.

I know of a very nice new 'on the beach' near Kommune listed for US$2M but recently sold for US$1.4M. I also know 2 others on beach side of bypass in Sanur originally listed for US$380,000 and now US$250,000 and still not sold...I know this 'coz I want to buy but my wife is against it as we have 2 properties in RI already.

[COLOR=#ff0000]It aint a "buyers market". Try offering any of these high priced properties your idea of an affordable price and watch the embarrassed laughter. The reason these properties stay on the market is because the sellers don't give a bugger and are perfectly willing to live in their villa until Mr. Right comes along. I know lots of villa owners that laid that last brick and had the house listed with the Estate Agent. They don't want to sell but if someone comes along with the right change then "happy days". Rental properties are around but most are rooms, timeshare or leasehold. True rentals are available under the local market and there a quite a few BDM, a sort of council house that where subsidized by the government and the owners want to trade up or out. They usually are in the middle of a Balinese development and you are surrounded by the locals. It can be really nice - hell you can buy one for 20 million.
If it was me I would buy a piece of land (I know... lease it then) and put a wooden or bamboo house on top of it. You live like a king, dirt cheap and can move on when you want - take the house with you if you want or burn it...
But what do I know?

Interesting stuff,now im starting to understand it a bit better,the same thing happens here in Ny with property owners holding out for higher prices except its with commercial property,not residential.

I understand your description of the cheaper type houses living amongst the locals,but I guess I have been lucky in the past in fact my last place there the guy had just finished building it,we were the first renters,our next door neighbours were Korean who had leased 20are from the same guy and built 2 houses and a small clothing factory on it,
As for not even the Dutch making more land,thats true however the Chinese have taken over that idea as they have with most other western ideas and claim it to be their own,and seem to be doing real good at it,
Buying land shouldn't be a problem as my wife is Indonesian and she is still entitled to own property,

If the email came from a property agent, just post a link to their site. I am sure the listings on their site are the same as in the email.
