Does the house have an IMB? 60% complete sounds a little optimistic to me as I think quite a bit of work needs to be redone.

Also, it looks like there hasn't been any work done on the house for quite some time, indicating some sort of major underlying problem, eg money, permitting, land dispute etc

Hello again!Thanks to all of you for all the comments, I will try to give more clear information...About IMB not yet obtained (ops)..but it should not be a problem (yes I know it sounds a bit "strange")...the owner has the complete set of IMB drawings for this villa and the land is ok for building...but at the end of the day the buyer can decide to make a new villa or complete this one...up to him/her.The progress of 60% is based on as you well know the BOQ...progress of works according to the cost....but yes the truth is that it needs many things to be replaced or improved...the best thing is to visit it and decide if it is worthy or not...perhaps this project could be interesting to someone working as builder or in the construction sector so could be easy and cheap for her/him to complete....I am just guessing...Yes right the villa has been "stopped" for more than one year...what is not good at all....the underlying problem is that the "owner" did not have the finances to complete it plus the lets call it "cheating" of the Villa Developer Company (whose name I will ommit here of course) that kept the money of my friend plus many other "unprofessional" things....etc..etc...Please any more details I am very happy to provide, I just want to help my friend to sale his property so he can return to Spain!Regards to all!

hello Jack,yes the plot size is 3.5 are...and the size of the villa is around 80m2 (two bedrooms with one shared bathroom with dressing, and open living room with kitchen)...about name of the developer I can not make it public here as you will understand...but if you need information about it we can talk in private message...thanks!
