Hi Smoke,I would suggest that you also look at www.airbnb.com for places to stay. It will also give you an idea of prices. Also, I would recommend that you budget to rent a motorbike bike as it will be essential if you are looking round for places in Bali (Budget around Rp 50,000 a day as a start for bike hire.) Good luckBarekarma

The biggest problem is the cost of land, Ken is going for the western market,@300,000rp a day.A Kost for locals is (old) 300,000rp per month, (new) 500,000rp per month. the reason is the Kost is owned by the land owner. So he could build a 10 door Kost for under 150,000,000rp,Loan from the bank & rent pays the loan. Opens a shop & laundry in the front, this is business for the family. Now all above is for SurabayaNow click on Asiarooms & see if you can get a room in Bali for 200,000rp-300,000rp.Now ask what is the price of land in Bali? 3are + the cost of build= you need ??????????? to make money.I have done it here in Surabaya very cheap, the land was large & cheap(not Bali prices) & when finished (stage 2) it will have 30 doors. The inlaws have the shop & house in front.I would be interested to know much you spent on your build Ken.

Hi Smoke, (Budget around Rp 50,000 a day as a start for bike hire.) Barekarma
No that is a ridiculous price.

Ken, well done on your Kost! Any plans to open one in Ubud? ;)
Haha , not unless I can find land very cheap there ( unlikely ) and get rid of all the Eat , Love , Pray population ( also unlikely ) . Seriously , I need to see how this concept works first before I even think about any expansion ideas. if it doesn't work then I have a 10 room house with a pool...CheersKen

She has done a LOT of the legwork in organising everything and I as a bule have tried to stay in the background. Once any builder, contractor, PDAM, Listrik person knows the bule is involved then it gets more expensive. My advice is if you do not have a VERY trusted indonesian friend then you had better learn fluent indonesian. By trusted friend I do not mean the driver, tour guide , local waitress who befriended you 10 minutes after you arrived. You will realise soon that EVERYONE in Bali is a real estate agent and has a good friend who is a builder....CheersKen

I am targeting the western , backpacker and slightly above market who don't mind travelling by motorbike and don't want to be in the noisy, crowded, market and nightclub lined areas. We have every intention down the track ( if I can convince the neighbours ) to sell me land to put a small warung/ laundry for our own purposes and for anyone who may come there. The area is only just starting to be developed but already the land prices have jumped because the dumb bule ( me ) put the infrastructure in place before buying all the land around..Cost for land was cheap ( similar to what you probably paid in Java ) but build cost was over $100K AUD and the 12x4 pool with gazebo was basically western prices at 30K AUD. On top of all that was furnishing, motorbikes , a/c , sunlounges etc.Cost of land nearby is still relatively cheap but now around 250-300 Juta per are. Mind you if anyone wants listrik they will have to get the wifes signature as we paid for the poles, transformer..CheersKen

No that is a ridiculous price.
Not ridiculous but 25-30,000 per day would be more realistic and even less for 1-2 months rental.50,000 is off the plane , green as tourist who wants it for 1 or 2 days....CheersKen

what is your budget? I was in East Bali and also somewhere near Ubud, stayed in some pretty homestays but out of the way places for about 20-25USD per night. one such place is Cozy Wayan Sueta Bed & Breakfast, I was there just to stay for a week and walked in the paddyfields. But if u go there, do mention me, he would remember me!I stayed at Widya's homestay in Sanur.. just walked in and got it for IDR150,000 a night for a rather nice looking double/twin room with ensuite bathroom. There is a shared pantry with fridge, you can cook. You can also use the swimming pool at the hotel next door. The room can get rather hot (it is Bali anyway), I cant remember whether they have air-conditioning coz I dont need it. Very value for money in my opinion. It is behind Mcdonald. Try to book in advance, because they were fully booked when I was there in Feb.Jalan Wira 14. Sanur - BaliTel. +62 361 289107Or, look up on www.airbnb.com , I always find nice surprises there.

I have never thought about a 6 month rental but now that I have I probably wouldnt want to. But as Gil said monthly hire of a bike in the south for the standard 125cc bikes is 400-500 a month.50,000 a day works out to be like 1.5 mil a month which is a huge difference. Even if the OP was staying for a week I would still say he should look around and try for 30 000 a day or mabee 35 000 at the most. There is a lot of competition out there. Of course if the OP is only staying a week or two, 50 000 isnt exactly going to break the bank but still its the principal.
