What does the land tax office charge you ? They usually have a fairly accurate pricing of the value per are .Mind you if you really want to sell it I think it is only worth 50 juta per are and i am happy to take it off your hands for that.. so you bought 2 are @ jalan uluwatu for 150 million / are? Freehold? Opposite an universiy? That sounds unbelievable cheap...I bought land near there too @ Goa Gong, a year ago for 100 million / are. But this land was kind of a gamble (cul-de-sac, disputed entrance, difficult ex-owner who lost the plot in a cockfight etc), there the prices are around 150....so Jl. Uluwatu should be way above. 3 Years ago prices for land in Nusa Dua "Centre" were around 150 million / are. Now they're at least double. Some plots they sell in Siligita for 500-700 million are (not beachfront even no ocean view), heart of Jimbaran is very expensive too..I thought were talking Jalan Kampus Udayana (OP) and this is above 150 -200

i have since 2 years brand new little house in Sakura Regency in Bukit Jimbaran (between Ayana & 4 seasons). 120 m2, minimalist style house ca 50m2. At first i would like to rent it, but last year (May 2012) my husband and i, we decide to sell it and we put fix price 470 juta IDR. Since November some people call my sister to buy this house ... we have now 6 seriously candidate as buyer... My sister in Indonesia told me, on the neighbourhood, the similar house with just 90-100 m2 have the price from 550 juta IDR. Its very surprise for me (im now in Europa until end of Januar) ... Now, i dont know... if i will sell my house for 470 juta IDR...

All are now sold and they haven't even finished putting the roads in yet and yes the price for the land I am talking about is freehold as my wife is indonesian. Especially for the rate we bought it for back then :)So at this moment thinking about selling or swopping it for something smaller with an house already build on it. We also good just hang on to it a little longer and wait for the value to increase a little more.Decisions decisions....

Oh I see, maybe I should check before i post :-) I bought land near the entrance to Puri Gading not Goa Gong, there it was also around 150...Goa Gong is getting expensive too...small plots are normally more expensive than big 1s...2 are for 300, sounds good Ken! Cheers

Finally arrived in Bali yesterday, damn things have changed in 3 years.Must say that traffic absolutely improved.Went to check our land today, still looking fine.Immediately a couple of guys showed up and after some discussion they suddenly offered 200jt p/are. Good price sir!Morning price pak, I replied :) Let's wait, check some more things and see, but ROI absolutely looks good if we would sell.Don't think so though. No rush.

Well finally got some more clear info after speaking to some local and western land owners.Recently plots within a radius of 250mtrs changed hands for approx 300-325jt p/are and a little further away on a location nearer to Jl. Uluwatu for approx 375jt.So my guestimate of 300jt wasn't that bad.Must say prices have gone up amazingly, wonder what they would do in the future when other plots next door finished their villas and when GWK is finally finished.BKT still interested for these idiot rates? lol.

You are talking about a small plot of land on a small island in a 3rd world country that can't be owned by foreigners costing around $100,000 for 20 x 20 meters, not even big enough to put a decent house on. I can hear the sound of the feeding frenzy from up in Karangasem but also the sound of bursting bubbles.

Therefore 7 Are is 700 sq metres....which, if rectangular, would be 700m X 1m or 70m X 10m, if square, about 26.456m X 26.456m.
