Where is the cheapest land in Bali right now?

This thread by apocalypse, almost 2 years ago, and Markit's comment on another thread OP'd by the same about Xmas has me thinking. What has happened about the property prices in Bali. I remarked in my post #11..... [I]btw I'm facing the situation again...I bought our house here in Kerobokan new, only 20 months ago. A developer is in process to build 4 more houses beside our 4 house complex...nearly identical in size and look. I've just found he PAID 3X what we paid for the land...never mind the obvious increased construction cost. I'm waiting to see the asking price, nearer completion, as I might have to go thru' my own 'advice to the OP' process one more time, even tho' we love our house![/I] The houses I referred were finished well over a year ago and still not sold...empty. I'm thinkin' the developer is taking a bath. All my realtor friends tell me nothing is selling...does that make it a buyers market, is it temporary, or are we all facing a decline in the previous prices.?

Having lived in a number of "prime" locations (near Munich, London, San Fransisco) and seen bubbles come (and keep on coming in some cases) and go it's always been a riddle to me how and why one thing sells and right next door nothing goes for years. From the seller point of view its always trying to find that sweet spot where your place ticks the boxes for the buyer who: has the money isn't too worn down by the buying torture has the agreement of spouse likes you (yes, that matters) actually likes the dream of your house (not the reality - you are always selling "what it could be") I could go on but these seem to be the salient points for selling a house be it any of the above or Bali. As the estate agents (and present girl friend) always say "you only need one!"

I prefer to be away from the south and Sanur with too many expats(and davita) Doesn't need to be luxury as my budget tight spent most of my money on wine and wild woman and wasted the rest. I will probably look around there when I'm in Candidasa in January Don't get me wrong i don't really want to be your neighbour I've had bad neighbours for years while i lived in Scotland(they were called English) Good advise means any cheese request will be catered for.

They then refilled from the same pump aquifier that my pump uses...and we haven't had rain for months...how f'fing stupid. I don't think maintenance is high on the developers priority list...but, as Mark observed and many of us discuss, the Balinese don't seem to care...they stubbornly wait it out.

Heaven forbid being next door to you drinking hatten rose in the morning then going out for lunch drinking kilkenny then more wine when home. I dont know if that's pleasure or torture. How much would the villas sell for?

FWIW....I talked with a realtor owner and he said the property market is really flat. I asked about land value in our area of Kerobokan/Canggu and he said that it was probably around the Rp700-750 juta per are. We talked about prices over the last couple of years where developers bought at Rp900 and he said those days are gone. He has clients looking for those prices and he tells them he cannot find buyers... so advises to be more realistic on price. edit: I should have mentioned this is about Hak Milik land.

Still pretty damned cheap. A pity its such a difficult area to get to. If the rumours are true though, they'll be extending the new bypass to the North of the Island.

Exactly...put that property on the beach in Sanur and see what it might fetch. I've heard about this new toll from Kuta going past Canggu and Tanah Lot but have they even started building? Is this bypass you mention something else?

1. No-one is relying on me to offer advice on buying land...why the need when you give it out freely. 2. If you don't like reading about my lunch (btw I had the roast pork with crackling...yummy)...skip over. You don't speak for everyone. 3. I come on the forum daily and look for new and interesting threads but have to admit my spirit and interest in contributing drops like a piece of plutonium (as it reportedly does with many other members) when I see he's taking part as it guarantees the thread will remain completely superficial and then immediately veer off into inconsequentials since that's apparently the only way he can contribute is if its all down to his level of "knowledge". To you question: Land here in the east is all over the place (price-wise and geographically) and is being sold under very different schemes ranging from contract for 25 years, contract on a yearly/are basis and of course "freehold" with a few other variations thrown in to confuse the issue. Prices are equally flexible - be aware if it's cheap there's probably a good reason, such as no water or not possible to get a building permit. It's a bit of a minefield. If you want to find land here in the east my best advise is to come here and stay in Candi Dasa, let it be known with your driver/waitress/waiter/hotel manager/etc you are looking for property to buy. They all have relatives with something to sell and will happily show you it - make sure you are strict in your stipulations ie exact description of what you are after. If you wish I can introduce you to locals that have property to sell after you tell me what it is you want (beachfront/beachview/inland/cityside/etc) when you deliver the cheese :O) I have no issues with interesting neighbors be they Scots or even Davita - if they prove otherwise I just set the dogs on them. But you Scots are used to that, aren't you? I'm happy to expand on some of the challenges shown here on property ownership for foreigners over ice cold Binnys and I can save you lots and lots of money. Heh! geedee what about me...I love smelly cheese. Actually, I'm pretty well stocked as my pal's daughter is a Flight Attendant with Virgin and often comes to Bali with cheese and quince...but the quince goes very fast. You can leave my quince parcel with market...I'm sure he doesn't mind to deliver to my place...:icon_e_biggrin:

Thanks for the advice and offer. Its obviously a minefield to the uninitiated. As for living next to Davita i wouldn't mind at all ,if he lived in a less commercial area as he probably would have lots of good stories and free booze. Would love to catch up(cheese in hand in a cooler bag) to show me the pitfalls and save me money when in Candi Dasa 7th-10thJan especially over icy cold beers Am staying at Hotel Genggong . Re post #38 All those fruit pastes are excellent with cheeses but the quince paste is my favourite. On second thoughts maybe better you not bring any...I'm sure markit would steal them anyway and once he tasted with his cheese we'll never hear the end of it...I can hear him now....yelling "Bring Cheese and Quince!" On the other hand, if he and his dogs don't like the paste, I'm sure he'd stick needles smothered in germs into the packets...then wet himself laughing when I came down with diarrhea....:icon_evil:

Yes that's the one . I heard it was going all the way to the sea port through Tabanan also. At least that's what one of my wife's friends in the bank told her, as various contracters were applying for finance from them to fund it's construction.
