Hi allI have done some searching through the archives and found some good information regarding IMB process (a very comprehensive overview from Hermit particularly). Some friends have said that it is better to apply for IMB after you have finished, as it is cheaper - when the inspectors come, you can pay them "directly". Of course, they are Balinese though!Our land is in Karangasem - does the process get initiated in Amlapura or must we do this in Denpasar? [b]IMB again[/b]Thanks for the compliment.Anyway,that was the Theory how it should be working.As everything in Indonesia seems to be open to personal interpretation,it might vary in reality.My suggestion would be to find someone familiar with building in Karangasem,not just any balinese,and entrust the process to him.Do you have a contractor to build your house?Let him do it,it is in his own interest,but check all the papers and do not accept stories it will be due any moment or next week.Dont let him begin building before everything is in order.If he is a serious contractor,he will accept this,if not,find yourself another one.I do not think it is wise to build first and then apply for an IMB,because you will manoever yourself into a position where you could be blackmailed easily.What would you do if some civil servant announces your house will have to be torn down,as it is illegally built?Law enforcement is not the strongest point of indonesian government,but when it could be profitable it will be ,all of a sudden.Good luck.

Hi LarnesDo you have Indonesian relatives / partner of friends you trust? You don't really need an agent if you have an Indonesian partner you trust and who is willing to do the process for you. It is not that difficult.My Balinese wife processed our IMB and we paid 2,2 million for a 240 sq. m. house if I remember the numbers correct.Good luck!

Our IMB was around 5 million for 450 sqm of buildings (improvements only, no change to the basis structure) with a Balinese partner. I have friends who built a 400 sqm property in Seminyak (both bules) and their IMB was 20 million! It definitely depends on who is applying for the IMB. :icon_rolleyes:

halo, i am new here :)Our IMB was 3 milion. BUT, to apply IMB we need signature from kepala lingkungan, kepala desa, kelurahan and so on... and every signature cost us about 300.000,- for "donation". Bring your own Kwitansi, since they will not give you one (most of the case), and try let them sign and stamp the kwitansi (well, it is good for nothing may be, but it might scare them off from taking the money for their own pocket) The process took about 3 month if i'm not mistakenMy Friend in Canggu pay this "signature fee" around 500.000,- to 1,5 milion..

[b]More questions[/b]Hi again on this. one!We are trying to plan to apply for the IMB in October perhaps, then to start building after the next wet season. Would anyone happen to have a digital copy of the paperwork which they completed so that I know what is involved? We will get our Balinese partner to apply as that seems the best way to go, do we need to be here to help the process along also? [b]IMB process in Gianyar District[/b]Haiii Larnest,We are a mixed couple (Indo-German), I come from North Sumatera. Some how we decided to have home base in Bali (Pejeng village). I did by myself the IMB process (September 2011) and got some input from my former landlord. Make sure your plot already in housing zone, that the paper need to attach in your document to apply the IMB. I went to Bupati Office in Gianyar to get the papers application and get further information that the process needed about 2 weeks.We draft the design by ourself, then we bring it to local architect (in Denpasar) to put it in the format for IMB, cost us 7,000/m2. According to the architect, he has to put some standard Balinese design (e.g; the balinese roofing, etc) to get IMB approval. It needed about 10 days, at the same time I started to collect all the signature (bring together the copies design that needed to show them the building plan, land certificate, the land map). After collect the signatures from my neighbors, then to Head of Banjar, Perbekel (head of village) the last head of Camat. I put some my donation in the envelope. I'm happy did it by myself that it's occasion i know more my community where i will live and learn how to deal with them. And it's friendly to visit my neighbor to introduce ourself. After submitted the application for IMB, we started immediately the construction though without the IMB. The officer came to do the survey then couple days later we got the IMB. hmmm, sounds like im being rorted. attached is the price list i got for an IMB in Badung (Legian/Seminyak). It was put together by the same person who does the IMBs for the Balinese builder who built my house (and did a damn fine job). The house is around 220m2, 2 story, with 3x9M swimming pool. ITs already built, im getting the IMB after the fact. (a long story)IT gets worse.The very first item, the signiature of the banjar, they are asking 3 million per ara. for a %#^#ing signiature you have to pay per ara????. I heard from my notaris (who is doing another IMB for me for some villas in the same area - not this one) that the banjar etc in this area are now asking 3jt for a signiature....but that was 3jt in total - not 3 jt per ara!!!!. Up until a month ago it was 1jt....now she says its tripledSomeones having a laugh, or a very twisted attempt at silly money.Just thought i'd post this here as this is an IMB thread....can anyone confirm deny any of this or any of the other crazy prices on the attachment?

first thing I notice it says IMB for pondok wisata...is that correct? I mean is that needed, or will a residential IMB do?And I guess there's no license yet?I know it's complicated, to get an pondok wisata license one needs an IMB, and for the IMB one needs the license..imho, it's steep those signature-fees (under the table, hahaha)another thing that strikes me as odd..under 5 you would have to pay for the recomandation and under 4 you would have to pay for them actually making the papers.

And then this! (in the attachment - note the date).It basically states that a foriegner wanting to invest in Legian (pondok wisata is considered investing) needs to pay 3 mill per are to get the banjar signiature.Then theres another 2 signiatures to get after that! They may be similar $$ also. I dont know as i havent investigated that yet.I havent paid a cent yet, have told the person running around getting me this IMB info to put everything on hold until i get back to Bali in 3 weeks.Yes, item 4 and 5 confused me too. But not as much as item 1 costing 15jt! (i have roughly 5 ara according to my contract). I've never heard of anyone having to pay 15jt for a banjar signiature.Could this be a forgery or a custom made letter made specially for me?? And backdated to boot?I do hire the villa out that i also live in, and part time make about 15K a year from it. As such I thought i'd do the right thing and get pondok wisata IMB.Im now considering just getting "rumah sewa".....as i do live in it also....so its my primary place of residence.

just a quick response now..a foreigner can't hold a pondok wisata license.so the noiminee's name should be used for that, also for the IMB the nominee's name.but indeed alot of money for some signatures..

Yes im putting the IMB in the landowners name. He's a part of the same banjar that issued me that letter.IM off the whole Pondok Wisata thing for my exisitng place....but i'll need to do it for the next 3 im building on a single plot of land, also in Legian Banjar.What I cant work out is....that letter mentions orang asing and pendatang etc.....so its basically designed for foreigners.Is there another letter that they give locals?Why did I get issued that letter when I sent my Balinese representative there..?Has my rep told them that this is actually for a roundeye (me) , despite the fact that the IMB and licence were going in the Balinese landowners name?Why else would she bring back a letter that references foreigners when it comes to the price?I this like the 2 menu's they have at the seafood restuaraunts in Jimbaran?Are people really getting IMBs for 5 million rp? Ill pay someone 10 mill to get me an IMB for 5 mill.

Ill pay someone 10 mill to get me an IMB for 5 mill.[/QUOTE]From Januari the 1st 2011 there is a stop in permits for pondok wisata en hotel licenses in the Badung Regency, and the letter is from janauri the 2th...Maybe that's why the want a lot of money so you can still get the license....But they tell me the stop has discontinued last week and you can apply again for pondokwisata/hotel melati permit in the Badung Regency. My permit will be applied next week for the hotel melati.Just send somebody to the office and let them ask if it's possible again to get a pondok wisata.To my knowledge it can only be on a indonesian name or indonesian company.Hope this helps,Hugo

OK thanks for the info Hugo.Ive put it all on hold for another 3 weeks, so hopefully everything irons itself out by then and normaility returns.I shut it down when step 1 (signiature from banjar) was going to be 3 jt per ara.
