For all of those that have been thinking for months/years of buying a place in paradise Bali for themselves and their loved ones - Now is the time to get off the pot and do it!Having lived through a number of property booms in a number of different countries/continents I would like to formally prognosticate that all the overt indicators (newspaper articles, adverts concerning, estate agents, property prices and adverts, etc. etc. - you know what I mean) are pointing directly at something going on in the Balinese property market. Apart, that is, from the usual articles about expansion of the foreign owned property legal framework - which I take as a "feeling the direction of water flow" from the politicals here. There are lots of other indicators too - my old land owner keeps coming by and doing things to make his remaining property better and has increased the price almost double, for a contract- not freehold! He's not alone - all the other players in the market are doing some mighty expensive things like building walls on their land to delineate different plots, tearing down old buildings to clear the land for redevelopment. My architect has more info requests than he knows what to do with and to beat it all - cement supplies have run out 3 times since Xmas. There are lots more but if you don't get what I mean then, for you it's already too late. Sorry

I agree with you Mark, property is really going up around here in Lovina. I have found some great pieces of land and I missed out for failing to act.I have also noticed lots of new buildings go up around my area. Not just fancy villas, but ordinary local houses and buildings for businesses. Dirt roads are being asphalted and many people are looking to cash in.Even if you are planning to move to Bali in a few years time, I would be looking at buying some land now.

I donnt think so....Indonesia stock market was going up since few month ago, abt land price increased main reason is inflation or too much hot money come from stock market that you think :roll:

Easier said than done. maybe I will have to delay retirement another 6 months to pay for the increase :(

People also don't stop talking about the planned airport here :roll:

Do you have any idea how big the airport will be? I heard there are some plans floating around but haven't had a chance to see them.

I've been told 8), it will be big enough to accomodate flights coming from Aus,Sing,KL,etcetc...one of the problems is getting the land-take off licenses, seems that the airport could 'mess-up' the existing flightpaths...I'm no expert, so it's a bit of abracadabra for me :lol:.It's not going to be a mayor airport, but at least in the plans/drawings there's room for growth, including supporting roads etcetc.

So if you are earnest about it then I truly suggest getting at least a deposit down on some ground now and worry about how you are going to pay for it later. Sorry I really, really am not suggesting that you panic or hurry or do anything without really thinking about it first because in that direction lies chaos, particularly in the Indonesian property market. Don't hurry but be quick :?

My suggestion would be to come and stay in the location you want to live in for at least 6 months. Look at as much property as you can in that time. Occasionally you can come across some great deals, but you will need the money available and of course you need the time to spare - not everyone has that luxury.

Easier said than done Markit. It would take at least a month on Bali (and maybe longer) for me to locate, research and buy. Just cannot drop everything and just come.Sure I will get there in the end.

The fact that a bule gets involved also seems to bring out the rupiah stars in the eyes of some of the landowners.My GF and I purchased some land on the bukit for a small project we are doing at a very reasonable price per are. We bought 7are and the GF did 90% of the transaction and I came in at the last minute.No problem with that and we decided if the farm next door may want to offload a bit of land then maybe we should look at it.Cut a long story short, farmer got wind of the bule in the mix and the land price he wanted for bare, no facilities, nothing land was 2.5 times more than what we paid less than 3 months prior. His words were that once people see a bule here doing business they will pay his price....Damn!CheersKen

yup...imo Ken is right..when a foreigner buys land where there no foreigners yet, the price of the surrounding land will double right of the bat...and double that again when the foreigners house (if it's a nice house) is done.

Duh! Of course it does. Go to any district in London and if an Arab or Russian buys the surrounding prices rise. Same in America - you get a city guy come to the country and buy something nice the locals are all running around semi-erect looking for the next one.What you don't say is that the it's always caveat emptor (buyer beware) - wherever you are. If the sellers raise the price because there may be a Bule involved it doesn't change in the least the sales constellation - 1 seller, wanting to sell with a lower limit and 1 buyer wanting to buy with an upper limit. Nationality or skin color doesn't really enter in to it in my humble opinion. Do your homework and don't get ripped off. If you don't, you will :twisted: Anywhere!

I can always jump on the bike and go to the beach when I want the views.Cheers Ken
