We have to get a letting license or Pondok Wisata and have been quoted rp71,000,000 including the lawyers fees. It's varied over the years 3,000,000 To rp10,000,000. Does anyone have any current experience with getting this license ?

Are you going through a notary or a business agent? I am sure it is cheaper if you apply yourself.

We are going through a notary, via our property manage, who we used when we took on the lease of the land. As we are based in Australia there is no chance of us doing it ourselves. Like most things you have to pay for services rendered.

a bit unclear. Pondok Wisata for what? A villa? A hotel? Generally - especially when you're abroad - fees are much higher for a foreigner. It's nothing personal, just business. So you have a building permit for sth and now you want to rent out officially right?If you're located in DPS or Tabanan you can apply online, Badung still trying to avoid this (bad for corruption) online system

Better check the regulations yourself and try to get the permit yourself as well. Pondok wisata is pretty restrictive in terms of number and size of bedrooms. I believe there is now also a villa license which covers properties with larger bedrooms. Personally, I avoid any agent in Indonesia like the plague.

We are going through a Notary as we live in Australia and have a managing agent in Bali so it easier, and no doubt far more expensive, for all concerned to have a Notary handle it all. His fee is included in the overall price. I was just wondering if anyone else has taken one out in recent times.

Why do so many Ozzies think that dealing with a fellow Ozzy here is any guarantee of not getting burned to the ground? In my experience the expat Ozzies/Duchies use that trust to charge absolutely outrageous sums of money for everything while convincing their victims it's better for them. Not being on the island and trusting someone else to look after your investment is a recipe for disaster and it gets baked almost every day. You probably wouldn't consider doing the same in Oz so why here?

Well you're partially wrong and partially right there Markit, we do have agents manage our properties here in Australia as we are busy people and can't be assed doing it ourselves. Your quite right though in some respects as nobody will manage your property better than your self, it's just a fact of life, but as I've stated we are busy people.As far as trusting an Australian to manage the property, well it's the devil you know I suppose. We've known him for 12 years, he has built and managed 28 others with good results so on balance why not.

We have jointly built a villa in Bali hence the need for the Pondok Wisata.So Markit absolutely no need for the light coating of egg on the face, besides it would be far too dangerous as Balfrog is likely to see an opportunity and turn you into one of his gourmet meals he's shown us pictures of.
