Hey guys,recently we realized that there are few new threads here. A topic I'm interested in is the recent sharp price increase for land leases.I got land in Kerobokan 10 years ago for 2 million / are / year and in Canggu for 3.5 million / are / year.Now I'm looking again and hear that in Kerobokan, Umalas & up towards Pererenan and Seseh it's difficult to find ANYTHING unter 10 to 15 million ? I mean EMPTY land...Any experience recently anyone? Cheers

One of my Sanur agents offering a plot in Canggu for 21Juta/are/year. Considering 25 years this is 525Juta/area, i.e. not far from freehold price pre-covid! A bit steep for a piece of dirt that probably changed hand from farmer to local Balinese speculator for just 3 Juta/area not long ago! It's completely gotten out of hand. I think it's a combination of extreme demand from overseas investors ::cough cough Russian and Ukraine money launders:: and Balinese trying to make their money back from the 2 years the island was shut down.Land near me in Tabanan has gone up 2 - 3x since 2020. I've never seen anything like it.

Have mentioned this in the past, and although it isn't presently a solution the fact that everything is jammed into the congested south of the island has to be addressed. The new toll road should provide a means to expand by virtue of an alternative to the one two lane road that currently is the only channel between Jawa and Bali. That toll road is now under construction between Pekutatan and Soka, and once all segments are completed will permit expansion with easier exits along the way where scenic residential opportunities will exist and commercial areas soon will follow. Only then will this current inflation diminish due to greater choices within fewer times spent getting there.
