I have been speaking to a couple of architects regarding the plans for a new 3 bedroom villa / house. The design concept that has come come back so far is almost 100 sq meters larger than we requested and this is has resulted in rooms larger than we anticipated and wasted space.I would be interested if anyone here has a recommendation for an architect and also if anyone has advice or is willing to share house plans of elements of that they thinks are good design points.I am keen to use an architect for the plans with full structural plans but no not want an oversized palace - especially as it will be for full time living not for the holiday rental market.

I recommend to everyone building a house to get to know a free 3D design program (originally from Google) called Sketchup.It's really easy to use and allows for a full walk around. This means you can look out the upstairs window and see that you can/can't see into the outside bathroom for downstairs.It came in very handy when I was paying for the building - various groups of builders (brick layers, cement pourers, finishers, etc.) pretty much all tried to screw me on square meterage - showed them the exact build and the exact meterage and that was "show over". Saved a packet!Oh, forgot to say I then took my design to a local architect and told him to make it so and add only the things for regulation adherence. If you want some good design ideas go to your local Periplus (bookstores in most places on Bali) and sit down and look through the Bali housing design books - use your phone camera carefully :p

I agree that you don't need big bedrooms. You should also think of inbuilt wardrobes or space for your clothes. I would prefer to have a big living area, separate room or rumpus room for kids if you have them, a decent sized office/study. Separate guest house for extended family/friends who want to visit etc.
