After reading the post by PERtoDPS looking for ideas, I thought I would make my own post looking for inspiration. We live in Lovina and pretty happy here. My wife has gotten pretty busy with her legal practice and the problem is most of her clients are in the south. So she often has to go there 2-3 times a week, which as you know is at least 3 hours one way. The thing which is holding us back is the guesthouse which we own. We have been here 8 years already and while we enjoyed running it the first few years, we would like to move on by either renting/leasing it to someone or selling the whole thing.The Lovina real estate market is very flat and while some properties get sold quickly, others sit on the market for years. The new road is going to help I think bring more people to the area and the new airport is years away (if ever).I think we need to come up with a more creative solution.

Could you turn it into a Kost and have family look after it, allowing you to move south.Just go back every month to check on it.

The Kost option was one I thought of when we bought the place. Kost prices however in our area are so cheap. 1 month rent equivalent to about 1-2 night's stay. I think Kosts have their own management challenges also. I had a meeting with a Dutch agent yesterday who is going to help sell it and he has guests interested in longer stays, so that is an option too.

If you wish to sell, my advice is to put together a due diligence 'book' containing all the relevant data for both the property (eg size, certs, permissions, licenses, access, water, build date, etc etc) and the business, including a detailed history of revenues, operating costs, guest reviews etc. The more professional the sales document is, the faster and more profitably you should be able to sell it. And if the business is profitable or at least breaking even, it goes without saying that the whole package should be worth more than the land and building value alone. Good luck.
