That's a very good but western approach, the lease/ freehold price has been in the old days 100 years (officially at least), but at least since 6-8 years it's far less (like 20-25 years). All interesting but noch not very informative. The truth is nobody knows. How much is the freehold land valued? How much the leasehold land? As much as Ketut is asking....

One idea is to consider a potential return on the land. For example, assume a return of 2% per annum (which for Bali I think is pretty low). Thus, the lease on a 5M property would be approximately 100 juta per year. So, for a 20 year lease this would be 2M... It's possible to consider a lower return for shorter terms, since the natural appreciation in land values would lead to a higher price in subsequent leases. Also, a return of 2% is just an example, maybe it is lower or higher, depends on the market and needs of the lessor.
