Thanks for your post YPDN; lots of useful reminders in there.Nothing amiss with the notaris as it happens; simply checking out the scene to see who knows their onions. The first is out of the regency and didn't seem to know a few of the issues so visiting another who is more local and then the main man. Should be ale to choose the best option by the end of the week. No nasty agents around and the Indonesian wife been dealing directly and very competently with the owner. All the documents you mention are in place; but thanks for the heads up.I did receive some useful advice from a Bali based building contractor: '[B]Once the IMB License/Plate/Doc is obtained, then there is a maximum deadline or time period for the building under such IMB to be built. But if the building is built under such time period frame, then later on the IMB does not expire for as long there is no major change in the building or a new building construction. [/B]Nice to believe that is the case and the temporary status was simply a building timeframe as someone mentioned previously.

YPDN's advice was prudent but you seem to have covered all the angles...His advice about the IMB is current as I've heard cases of fake IMB plates...check out the Sertipikat No. to the plate No.btw it is [B]necessary[/B] to use a notary whose office is in the Regency of the property being bought.Also, check the title to the land...is it Hak Milik; Hak Pakai or a long-term lease (rent) from the Hak Milik or Pakai owner. Each are different.

Everything needs to be reviewed and checked/validated. A fake IMB plate - you can get one made up for ten bucks, but that's not really what you mean. One thing about Bali: just when you think all your ducks are lined up and flying in formation, you're wrong. A little update on the latest situation with this purchase.All looking good and we are to proceed with a purchase after getting ourselves a top notary and some exhaustive searches.Turns out the temporary IMB was a situation that existed at that time of issue in that area and is not a problem at all. Neighbouring homes have permanent ones and a new IMB is to be issued with a permanent status, though that is a result of a complete administrative cock up where the IMB docs, plate and planning dept admin all have a different registered number. Initially suspected to be have been a dodgy transaction by the notary but all a result of slack admin and 'unfortunately something that happens here'.So could have one happy buyer and one very, very happy seller who was utterly unaware and is now in the process of having his naive mess sorted out.
