If you are building kost for lokal residents, then good on ya mate. There are way too many hotels here but there aren't all too many good options around Bali these days for new, clean affordable student housing and I have searched extensively with an ex-gf (or several).
Your contractor should definitely give you an itemized list clearly outlining how much of each material is needed along with a final cost. if he doesn't; then he is not doing his job and you should run away from him fast.
If he did give you a Bill of Quantities then it might be a good idea to take a copy of that and run it by another contractor (not related to your current one) to see how the prices check out. Most contractors will happily do this for you (for a small fee of course).
Of course, the best way to go about building anything in Bali is to roll up your sleeves and do it all yourself as Markit so heroically did. For all of us lazy normies who like getting our money stolen from us, then a contractor will do just fine.

The arsitek is supplying through his sources a material amount and costing through his QUANTITY surveyor ( corrected due to Balifrog :) ) but am looking for another QUANTITY surveyor to double check.
Most of the Kost ( 10 rooms ) will be student accomodation of a slightly higher standard and size of room and the other 6 will be available for European backpacker type. This model worked well for us last time. If the backpackers aren't coming , will just use them all for student. Is located off Jl Binginsari.
And before everyone gets on their high horse and tells me a Kost can only be 10 rooms , the build is across 3 titles next to each other...
