Architect fees for site layout and villa design

Just got 54 are of land in Tutuh Bukit to split by three of us, we're in the process of dividing the land into 3 lots then subdividing the lots into smaller plots and need an architect to draw the layout to get the best use of the land before the notary can register each lot to its owner, we can do villa design and layout later. We are waiting. for some quotes coming back, does anyone have an idea what we should expect? Thanks Geoff

What?! You want an architect to do what? Architects design buildings, not split up land. And why are you designing the villas AFTER you've decided who gets what? Oh and I presume you mean Tujuh Bukit, East Java? What you should expect? A cluster fuck! - you can't even get the name of the place right and you're gonna divide it up before you know what goes where. Your notary will split the certificates as you wish - costs more. Since it probably belongs to some random driver or your Indo girlfriend/wife I wouldn't bother cause you're gonna get ripped off anyway. Send pictures :cool:

I agree with Markit, second time in a week! You do understand that you don’t OWN ANYTHING. All this money and effort to chop up someone else’s land over which you have no claim unless you have married a Balinese or entered into a lease, and considering the time, money and effort you are expending I hope it’s 50 years plus, although 25 is tge norm. Tears before bedtime I fear.

Are you talking about freehold or lease? I would imagine it's a good idea to get an architect to put together some rough outlines for the houses and land divisions, before you go ahead and get the boundaries drawn up. If you are talking about freehold then you should work with a notary and the BPN who will come out and survey the land and create three separate titles. If it is a lease, ideally you would probably still want to have three separate titles, but perhaps the land owner doesn't want to subdivide their land.

If you are planning on building a hotel business there is a minimum land size requirement, so you might want to check that also.

lol, you're right a typo I should check before sending Below is a picture of the area, if you can recommend any land surveyors that's also ok, we could also use a specialised landscape architect but most good architects are multi disciplined, we've already done basic drawings of the 3 lots with subdivided plots for villas etc (my meaning is the urgent thing is to get the land boundaries drawn precisely so we can register the land, the details of the villas can be do next week) which we have sent to the architects, I don't have the software or know-how to do it myself so need a professional.

Thanks Mate, Two of the lots will be freehold and one in a PMA, we've agreed to use an architect I've used in the past, he's drawn up some proposals we just need to confirm the actual land dimensions with the BPN and get a finalised drawing. Keep safe Geoff

Yes good point, we're building a homestay and villas, the land, buildings, room size etc are all within legal requirements, also the land is zoned for tourism so the IMB's should all be correct.

If you're going for a pondok wisata you have number of b/rooms (5) and squ/meter limits.

Geoff I am guessing you are married to a local judging from your other posts so freehold should be no problem. Not sure why you would come on here and ask a bunch of jaded cynics technical questions when you can get your family to ask the notaris/lawyer direct and get a correct answer. I am guessing you are buying land on top of the bukit so had better be cheap... Cheers Ken Jaded but not as bad as Markit

Unless things have radically changed it didn't matter how big each room was for the PW but rather the entire house can't have more than 350sqm or something like that. Ask your architect...
