Have bought house in Bali.How often is the land tax due?How much and when is it due?I hope someone out there can help .What is the fishing like in Bali and what types of fish could I expect to catch from the beaches in the Canggu area? :? :?

sorry can't help out with the land-tax thing. fishing in the waters around Bali is good i guess. Depends alot if you're in a boat, lake or shore. Mostly small fish in the murky waters of Canggu. I rarely see any fish at all when i surf there and i've had some conversations with Pekak Puto (one of the elderly fishermen wandering the beach everyday) about the fishing. He always say it's much better to go out with a boat if you want to get a good catch.

Land tax is due once a year. The price depends on the classification of your land and the amount of land.

Er....just a thought here - you say you have just purchased a house here on Bali and want to know when land tax is due? I hope you don't imagine you have also purchased the land?! (Foreigners can purchase a house, but not the land it stands on - that is leased). I'm sure you are aware you've purchased a leasehold - not a freehold, but it's always worth mentioning.
Please correct me if I'm mistaken, but surely any land tax should remain the responsibility of the land owner, not the person leasing it?

Colin is totally correct. Also, this tax is normally collected by the village, and they will contact the holders of the land certificate to collect the tax. By the way, for now, the amount of the tax is very nominal, for example in our village, we pay about 20,000 Rp per are for land valued at 60 million per are.

Thanks Colin & Roy, yes I know we have only leased the land.However our Indonesian partner had told us the land tax is due.We contacted the notaris who did all the paperwork.Eddy Nyuman Wintara in Denpasar and asked him to sort it out for us. We told him to pay any outstanding amounts.He said they would be about RP200,000.Until we actually get back to Bali we are going to have to rely on him and any advice we can get from the Bali Forum.We were concerned because tax in Australia is not something we take lightly.Fisherman is out fishing and I am his wife Judy.Hope he catches something otherwise pizza delivery looking good.My computer keeps freezing when I try to down load the photos on this site.Anyone else having this problem?Computer is new and has virus protection etc.Thanks again for your help.We will bring english books for children next time we come [ for donation]

Unless your lease specifically states that you as the leasee will be responsible for land taxes, then the land certificate holder, (leasor), is responsible for the tax. I would carefully check this out, even though the amount is not large. No need setting a precedent of paying for something that is not your responsibility, if in fact your lease does not include this provision.
So how was the fisherman's fishing?

Haven't heard anything but, compared to most countries, my property taxes in Bali and Jakarta are low. Even when including the Bali Banjar fee.

As I answered in your other, nearly identical post, an increase of that amount is very unlikely as many Balinese would struggle to pay it.

The VALUE of the land has been updated that's it (yes in some areas by 10x)
the annual TAX hasn't (not even 2x)

Do you mean the annual property tax on land? It is currently very low, my wife pays around Rp 100k per year for a 50 are parcel of undeveloped land in Central Bali. I really doubt, however, that it will go up 10x as many Balinese would have trouble paying it.

We are selling home in Pecatu and need to provide notary with land tax receipts going back 5 years. Unfortunately we only have the last land tax receipt. We have tried getting the past history of the tax paid from the usual sources but can't get anywhere and apparently need more than just the last tax receipt to give to buyer's notary. Do we need to go back this far in time and how does one get this information? Thanks Claire

Seems like a ridiculous request, since the most recent land tax receipt would have included any previous amounts owing including fines. Payment in full of the latest bill wipes the slate clean, so I can't imagine any reason why the notary would need the past information. Do let us know if you ever get an intelligent explanation for the request.

I got excited that someone might have an answer on how to get the past history! However it's understandable that the nature of my request would elicit the same wonderment I am experiencing! Hahaha (groaning noises) Claire

If you have the last receipt the receipt has the number of your account. The Kantor Pajak (tax office) has the original receipts and should be able to provide a copy. If for some obscure reason that fails try the BPD bank with the same information. That is the bank located in Renon where the taxes are paid.
