Bali has a strange sense of obsession with what is the market price. Very much similar to the driven property prices in London over thirty years ago there is a sense of personal belief or perception in the valuation i.e. prices always rise and it is worth this as that is what I think it is worth. Land and property is worth what someone is willing to pay. Everyone here assumes land will continue to rise and historically that is the case elsewhere, so that is understandable, but it strikes me as imbalanced and vulnerable to decline. Kuta screams Torremolinos on the Costa Del Sol in Spain; a once thriving hotbed for Northern Europeans and now a downmarket hole for the socially unbalanced.I'm relatively new to Bali but it immediately strikes me that the market for second hand villas is pretty stagnant. Agents won't admit this but there is an oversupply of rental property - so investment return is risky - and anyone wishing to buy a home to live in would wish it styled in their own way, given the amount they need to pay out. I recently viewed a property a seller valued at Rp2.6 milar. He said the land was worth Rp500 juta and as he had 3 era, so he valued his building at Rp1.1 milar. Besides not being unwilling to pay for that land price - would i really wish to live 100metres from Raya Canggu! - he failed to understand his home was dated, very basic - styled like a local home - and other than an outer wall and service supply, would need to be completely demolished should a bule wish to live there. Just unrealistic expectation - especially when considering he is under pressure to sell within a time frame - and that's before you consider the freehold issues.
