lol. No, she isn't a notary. Where is the property located? You need to use a notary in the regency the land is in. Maybe if you write what regency the property is in another forum member can recommend someone.

If the title is freehold then you need to use a notary or lawyer from that regency. If it is leasehold any notaris can do it. Would this be a true statement?

Also your wife practices where? We are looking at undeveloped leasehold land in Berawa and feel we need a lawyer to do the due diligence, as I would feel "safer" to go to the next level of checking
