Renting or Buying in Bali

I am considering purchasing a small place on the island of gods, ( Indo wife ). Or rent when I visit. What do you think is it worth the hassel leaving it in lockup when we are away.Prices are on the way down possibly good time to do it. T.

It is true that property prices are lower than recent, and it is a buyer's market, but purchasing just for visits surely depends on how often and long one wishes to visit. Leaving a furnished property empty in the tropics is never a good idea as mold sets in without regular cleaning etc. Same for general maintenance and security.

Since yesterday I've had news of 2 people who rent their villas and been investigated by Immigration. There is clearly a clampdown on those foreigners who illegally rent when not in Bali. One lady has reported to a Canggu Community website that she was tumbled because she advertised on AirBnB. She says immigration has kept her passport so I suspect she may be getting deported. I give this warning to others

Yep, there are so many ways to be done by the authorities for this activity, e.g., renting with no pondok wisata, not paying tax (on the rental amounts and personal income tax), working without the right visa by 'managing' the rental(s) and so on. Having used Airbnb in Bali and viewed lots of villas for short term rental, I'd say the activity of foreigners managing such rentals is pretty widespread, and many manage multiple villas for local Indonesian owners.

I don't rent out our house but it's cleaned,lawns mowed every two weeks when we are not here. We paid $72000 aud and worth about $200,000 aud now. If you like like it buy it, good land is hard to buy at the right price.

Maybe the only way, safe way to keep ones home safe and secure is to live in it permanently and reside in Bali fulltime , subject to the correct visas etc etc. Or park the Mrs there and visit , nah only joking. Educating a dual citizen youngster there is not easy and expensive , living in Bali is easier without children , the pollution in Jakarta and greater Jakarta is getting worse so not such a great place to live either. Antartica is too cold and Guam is too hot. Where could we go? T.

Hi, what area is it in. In greater Jakarta they are a little cheaper say some way under One billion . T.

West Surabaya, we have sercuity post at start of the street with boom gate. Electric is cheap we have solar hot water and only use one ac at night. Now we are lucky if I can get holidays twice a year, have cctv so can watch the grass grow. When retirement comes around the house will be just how I want it, let's hope.

We have school teacher friends that pay Rp24,000,000 per year for a big 5 bedroom house, close to everything. I go everywhere on my motorbike, if is raining Rp10,000 uber to the biggest shopping centre in Indonesia (so they say) 3 golf course within minutes, club houses are great, night golf with dinner if you feel keen. I would check around for child's education cost it doesn't have to be expensive.

If we purchased a small place in Bali, it would be in my wife's name as as we all know only Indo citizens can BUY . And if we did decide to try and rent it, in Depok one can rent a nice home for about dua puluh juta. ( 20 million). So I am unsure of what a place in say Kerobokan. We would stay within , meaning I within the 183 day rule therefore my wife would be a tax resident only. Investments deductions 20% from bank, which could be claimed against rental income and having little o,seas income then tax payable would be small or none. Any other way not declaring income as well as o,seas income is a criminal offence. Would they attempt such an act in their own countries think not , yet they are happy to accept rental income in between visits, use the local amenities and structures and not pay anything towards the cost and maintenance of them. If paying the local Banjur a fee is this enough to cover them. Would the fee be smaller if property owned by a citizen? So much to know and learn. So i guess my Question is how much could a house be rented for and I know a lot of rentals in Indo have no insurance protection , a fire could be devestating to a landlord. How much is insurance to cover the rental? Is it even worth renting ones home but as D. Said there are security risks and fraud risks too. Mmmnm a lot to think about T.

Cairns you have me confused with someone else, my brother owns a house not far form cairns, now I'm stuck in Melbourne, in winter I have 2 gas heater pointing at me and summer still wearing thermal underwear. People in Melbourne think 20degs is hot, they are laying around like lizard on rocks.

Sounds like a TOP SPOT. I know Depok, the posh area is called Persona, Security abounds, gates, guards, has a club house and beaut clean maintained pool. No food hawkers with their carts or scooters allowed, mansions aplenty. Not far from Margo City and other malls . Apartment blocks popping up everywhere, pollution increasing, traffic cant get any worse as it is unbelievable now, the occassional evening breeze, yet only a toll road away from Bandung.only an hour or so from Terminal 3. T.
