Location : Beachfront | Tulamben Land Title : Freehold Land Area : 16200m2 (162are) PRICE: Rupiah 56.7 Billion *** FREEHOLD TITLE ***Land information These four areas of land will be sold to the buyer as a whole (not sold one by one). Total area is 162 are of land, with the price of Rp 350, 000,000 per areThe overall price for the land is : Rp.56, 700,000,000. The location of the land is in Desa/Kelurahan Tulamben, Kubu district, District Amlapura, located on the North East coast of Bali, and already has the land for private access to main highway. The specialty of this land is due to the presence of a ship wreck "USAT Liberty" that a Japanese submarine torpedo sunk on 11th January, 1942, and is lying at a depth of 10 meters to 35 meters under the sea, a distance of approximately 30 meters from the beach right in front of the land location. Now, the wreck is overgrown with a variety of beautiful colorful coral reefs home for hundreds of species of fish and marine life, so the location is a magnet for divers from all over the world to explore. This dive site is very popular among divers. This land would make an ideal place for an exclusive Dive Resort/Hotel (providing accommodation for divers, diving courses, diving equipment rental, or sale of diving equipment). For more information, copies of certificates, inspections and more detailed information to the location of this land please pm or post below

I would rather have advice on property from someone that knows the vendor and the premises. The Balinese way, and indeed the Indonesian way, often means that information can be passed on using a third party that would not be deemed a polite exchange in a 'face to face' encounter. Also having someone in the equation that 'knows' the seller can often speed things up and reduce extended communications.Similarly, if I was seeking information about living on Bali, moving to Indonesia or looking for hints about the lifestyle, I would not be taking any notice of someone who lives in another country.

Why is the area divided into sections defined by the yellow lines?2. What are the buildings to the immediate right on the beach?3. Are there any dive restrictions on the wreck?4. Any information on currents?5. Approx distance to Singaraja?6. Approx distance to planned North Bali Airport. He will join the forum as soon as he gets access to a decent internet connection, and will also see what he can gather from Google Earth then as well.

singarajat is 120km away...................
Hey Smoke, Bali is not that big, go 120 Km from Singaraja in any direction and you will fall in the water. Tulamben is more like 60 Km from Singaraja. There are two proposed sites for a North Bali airport, the one in the west would be about 100 Km from Tulamben (would be better to go to Denpasar maybe), while the one east of Singaraja (possibly the preferred site) is about 40 Km from Tulamben.

Correct Ron, I did the 'radial circle' thing on Google Maps and ended up sitting in the sea off 'Onion Bay'.Re the airport, me mate was thinking in terms of medivacs as opposed to potential arrival/departure of customers. He was also asking about the main road condition as well, as if the place turned out to be what he was looking for, he would be shipping in some containerised equipment, nothing over 10 metric tonnes per 20' unit.

The road from there to Singaraja is one of the best on the island as not much sand/rock traffic and recently resurfaced. The only consideration I've got is the price - 350 juta per may be brilliant for south Bali/Ubud/Sanur but here in the boondocks you should be looking at around max 150 - 200 juta/are for beachfront. So tell him to bring his bargaining hat.If your friend might also be interested in an large existing resort in dire need of some renovation in Amed tell him to contact me.

Thanks for the info, I will pass it on to him, he is still out of direct contact. The renovation idea may appeal to him more if all of the permits to run a hotel/resort are already in place as opposed to setting out from scratch. He has lived and worked in Indonesia before but has a mental block on learning the language, still didn't stop him buying run-down properties in Batam, Jakarta and Bogor and selling them on at a huge profit. His Javanese wife is the financial brains and negotiator, Normal is the man with the trowel. When he was renovating the Batam property, he lived on site, sleeping on a camp bed and laying bricks through the night when it was cool ... very down to earth and a bit rough around the edges but always 'Normal' to us.He is presently on a heavy duty demolition/decommissioning job in the North Sea and spending a lot of time in a DDC, a Deck Decompression Chamber, hence his incommunicado status. His other options are on Bintan, Sepanjang and Halmahera.

Sorry, the 120 kilometres distance was supplied by me to Smoke. I thought at the time the guy was speaking to us it was a bit far but as per usual I have many other things to do and think about so failed to check this detail. The reason the four blocks were purchased is so that there is access to the ocean from the road. Without the block closest to the road it would be impossible to access the other plots.Markit please tell me about this beachfront land is Sanur I can purchase for 350 juta an area. Now to digress I wish I could post a photo of my office desk, There are various packets of Jatz and Cheeseboard crackers, smoked oysters, salted cashews, pistachio nuts, canned red salmon, sour cream and onion chips, salt and vinegar chips, in the fridge is salami, blue vein cheese, apricot and almond cheese, double brie, Tasmanian Camembert , Bega strong and bitey vintage cheese plus a jar of gherkin relish.A tourist just wandered in and said "here I brought these from Australia for you"

Update : 'Normal' is now thinking far more in terms of a 'live aboard' option that he could pull up anchor and sail away if things ever went tits up. He is currently in Thailand wrapping up commitments there and will be in Indonesia in September.
