It was no big deal and took a couple of months. However, if your land is in a green belt area according to the planning maps or is otherwise specially designated (or too near to a temple, for example), you may have challenges. Best to speak with a notary, who can advise you on the matter and who would ultimately handle the land use change application. Btw, if you are successful in changing the land use, there may be certain conditions attached. In our case, it was that the residential building footprint could be no more than 80% of the land area, which for us is a non-issue.
Hi mark thanks for the reply. That's reassuring because that was the first question I asked my (old Notaris). She laughed at me and said it was not possible. However we are seeking a change from residential to tourism. Hopefully the new Notaris will be across it. If I don't get any satisfaction I might ask for the details of the Notaris you used. All our current development problems go away if we can secure a zoning change.
