Hello,
We are investors from Australia and need some advice here. I will consult a lawyer shortly, but I noticed that there is some knowledgeable advice here. We signed a lease contract, in English ana Indonesian language, and a second document for the third payment of a part of the land. The second document is in Indonesian only and claims twelve percent interest on a monthly base on late payment. We will get legal advice but at the same time fear retaliation measures from the family. They are very aggressive and not the typical Balinese you would expect.
Moreover, the value of the lease contract is down-valued and I am not sure yet whether this is leverage to use or rather not.

I don't quite understand what help you need.
You say you signed a document where there will be a penalty on any late payment. The answer is simple...don't make a late payment.
You also say you agreed to notarize the lease price less than actual agreed price. This is common practice in most countries but there is a proviso 'if any Gov't thinks it will be cheated out of appropriate taxes on the transaction it can apply it's own formula as to the value of the lease and tax accordingly'...Indonesia is no different.
What advantage you suspect the landlord would get in wanting to contradict the price later escapes me.

I know when buying property in Australia it is standard to have late payment penalties when buying property. I don't think it is surprising to see it here. I think for obvious reasons you need to stay on the good side of the property owners as you will need their help with many things going forward.

Are you saying that you signed a lease including a late payment penalty clause and are now complaining about late payment charges being levied on your lease? Is this why the landlord is "aggressive"? If this is the case, I can understand why and far from not being typical Balinese, it is very typical in my experience. Balinese are very friendly people, but cross them at your peril. But like Davita, I don't really understand your post so please be more specific about why the landlord would "retaliate". Retaliate against what?
Edit: Just saw your other post where you say you are "about to invest in Bali". But here you say you have already signed a lease contract so like it or not, you have already invested in Bali. If you sign the contract, you must honour the terms of the contract. If the contract was in a language you do not understand, it is your responsibility to have it translated before you sign. What exactly is your problem with your landlord?
