I was recommended to her by one of my developer friend, when I was seriously having trouble with a land without certificate. then I seek her, she dont talk much, and she finished everything and its clear within 3 days. newhoo, I just recommending.
first I came to bali, and finding a notary with her own company name email. and bet what, she was running away with all my documents and my deposit money for her service, which is not small. her office still there till today, and she has a backing with police family, that makes me cant touch her.
to have every of my documents back, she asked me for more money.

trouble with a landcertificate or better said the lack of a landcertificate...I am sorry but it ain't her (a Lawyer) that fixed it, but a notary....(a lawyer can't do diddley concerning landcertificates) furthermore, thats a damn good notary to have a landcertificate issued within 3 days, in other words that's impossible..the land needs to be measured,drawn-up,signed by neighbors for OK, and at least 5 other signatures from people who do not recide within one building, after that everything goes back to the dep.pertanahan, and even if it goes to the top of the stack..it at least takes another month for the certificate to be issued.
As for the notary doing a 'grab&run'... you do know, you can just make a complaint at the BaPePam right?
If that don't work, take markits advice, I would start with the second and if that don't work,

Few advice from my experiences:
- Don't use a very busy/wellknown notary/lawyer with minimum staff in their office, they often delay process of documents for months (some of our clients got trouble by that, getting their new certificate after 6-12 months). They often handed it over to other notary to handle and missed few important steps and details which lead to a trouble.
- Make sure you/notary check the land status in "Tata Kota" office that it is ok to build on that land and check with BPN office (Land department) that the land doesn't have any problem with bank or other finance institution.
- Ask the land owner to do a formal re-measurement and survey by the Land Department (BPN) office before you pay anything, to make sure you pay the correct size of land (lots of land size stated in a certificate not match with actual size). And make sure the BPN put formal pegs on the land boundaries after the re-measurement, to avoid problem with neighbors later on. It's almost impossible to get your money back after you paid because the actual land size smaller.
- Correct/actual land size and shape also very important in designing the house (few of our clients have to change the design when they found out that the land is smaller and not possible to be build with the design they have)
- Nominee system is actually not exist in Indonesian Law, when there is a problem later (which we all didn't expect), it will be very very difficult and long process to get back the land. The only way that can help you later on to protect your right by doing nominee is to make sure that all payments receipt are made under your name. (paper works will be under your nominee name). This is to prove that the land is paid by you.
- Make sure the land owner paid all of the land taxes and also pay part of the transaction tax.
- If you want to get the building permit before the transaction, ask the land owner to apply for the building permit as this permit can only be applied by the owner stated in the certificate. You (your nominee) can not apply for it before you fully paid it and before your nominee's name appears in the certificate.
