My local contractor said that it would be the 100 sqm + 20% since building the second floor is cheaper than the first floor.

THis does seem to make sense as you are using the same foundations and need to build a roof over 100 sqm and not 175 sqm.

On the other side, building on two levels requires a stronger construction so I am still not sure.

Would be nice to hear from Marc whether his prices are calculated as IDR per sqm land coverage or floor coverage or a combination.

20% of the cost of the first floor for the second floor? Doesn't sound close to me. Foundation is not 80%.
