WE BOUGHT A HOUSE [VILLA] IN CANGGU NORTH A FEW YEARS AGO. IT NEEDED A LOT OF WORK. WHICH WE HAVE BEEN DOING WHEN EVER WE CAN GET A BREAK FROM OUR BUSINESS IN OZ.WE EMPLOY A BALINESE MANAGER TO KEEP AN EYE ON HOUSE WHEN WE ARE NOT THERE. WE HAVE NEVER HAD ANYONE STAY AT OUR HOUSE APART FROM OUR 8 YEAR OLD GRANDSON WHO CAME WITH US LAST CHRISTMAS. OUR MANAGER HAS TOLD US WE HAVE A BILL FROM TAX OFFICE A ONCE ONLY CHARGE OF OVER 100MILLION RUPIAH. SOME PEOPLE EVIDENTLY HAVE A BILL FOR 500 MILLION.WE CANNOT UNDERSTAND WHY.THE HOUSE IS NOT FOR RENT BECAUSE WE HOPE TO RETIRE TO BEAUTIFUL BALI NEXT YEAR. HOWEVER IF THEY CHARGE 1 TAX WILL THEY THEN SLOG US FOR MORE LATER? OBVIOUSLY NO/ONE HAS THAT SORT OF MONEY PLANNED INTO THEIR RETIREMENT. HAS ANYONE ELSE BEEN CHARGED AND WHAT CAN WE DO?

I have no idea what the tax would be for. It sounds bogus to me. Normally land tax is a small amount calculated on the value of the property.

If possible scan the documents and post them on flickr or another photo site. That way other forum members might be able to give you an opinion about the validity of the bill.

I understand you are not in Bali. If your manager can't do the scanning himself they can take the bill down to GlobalXtreme in Kerobokan or another internet cafe. I'm sure they will be able to help for a small charge.

BTW please refrain from typing in capitals. It makes your post difficult to read and it's not good forum etiquette.

I agree with Allan, this sounds a bit dodgy. Do you have a solicitor or notaris that assisted you when you bought the villa? I would definately get a reputable solicitor in Bali to take a look at it. And someone who can communicate directly with you on the matter - i.e. speaks English well.
Personally I would do this independently of your business manager - while he is obviously highly trusted, this is something that you should perhaps have checked independently.
If life hands you lemons, ask for tequila and salt and call me over!

sorry about the capitals. i will be telephoning the manager on friday.thanks for the tip i will try and get the documents scanned onto this site.if not will have them posted then will scan them in myself.thanks heaps.

Friends of us, who bought a piece of land on Bali a few years ago and who has recently finished building a house on it, got a surprise when they where to pay their property taxes. It turned out that there hadn't been paid any property taxes for the last seven years! Obviously the previous owner didn't bother to pay his taxes and decided the new owners could deal with that.

It may be a similar case.

Now this should be due diligence of the notary involved.

Unfortunantly I don't know. It was a notary that made them aware of it, when they where merging two pieces of land next to each other under one certificate.
The notary involved when they first bought the property didn't know/tell them

The local farmers in Canggu have had there property rates go from 6,000rp to 600,000rp a year ...and most have had to take out loans to pay it. This was in the local paper...and when they complained they were told that the building of many Villas had pushed up property prices as a result there land was worth more..to pay up.


In Bali what is it usual for rates/taxes to be paid on ? is it land value only/ or land and building value?

I know that with smaller hotels in Legian ...once a months tax is collected and they use a pre-determined occupancy rate so the tax is fixed...

Im sure they will bring this in eventually with Villas,

If you though you had escaped paying Tax forget it.....Australian Tax Officals have been advising Indonesia for the last 12 months on the best ways to do it...........

It is land value only.

And, its the value as it is known by the "Land Office", not the actual sale value. And this can be a huge difference.

Wow, from 6.000 to 600.000 this means their property has become 100 times more worth, at least for the tax office....

sounds like a 'government con'.. 10k US for a villa? perhaps a hotel of a decent size, but not a villa (unless your villa is a palace).. <rest of message removed, while its good to discuss corruption, and ways to handle it, actively contributing to it is not something this forum wants to be known for>

no the villa is not a palace. we have only got one bedroom fully habitable , the second is nearly finished.i wonder could it be a luxury tax?the villa is a work in progress, and will be for some time.we haven't even had time to go fishing.the rods just sit there calling to be used.hopefully this year they will get at least wet.

All property in Indonesia is subject to a tax which depends on the valuation given to it (or the land). I recently bouaght a house and the notaris put the valuation way down to save on tax.

The amount you quoted however seems exceedingly high and I would get an unbiased opinion from someone else before paying.

help, urgently need an english speaking notaris. thanks for all your support. am going nuts here. will have to have quick trip over to sort out. if anyone has a good notaris could you please give me his phone number so i can contact asap
