I’m going to repeat myself by saying again on this forum...do not rely on a notaris for your real estate contract! Every one of the regencies in Bali has their own regency land office. There are eight regencies in Bali, plus Denpasar (which for ease of discussion is kind of like the District of Columbia in the US).
A notaris (notary) can conduct the title search of the Hak Milik, prepare the new one, and file it, but they are NOT able to represent anyone in court. They can testify, but that’s it.
Even if entering a lease agreement, or a Hak Pakai, (land use) it is ALWAYS best to use an attorney, and furthermore, an attorney who is located in the same regency that you are contracting, or sponsor “purchasing” a property. It is not a good idea to engage an attorney from a different regency than where your property to be contracted is located. If there is a legal dispute down the road, that case will be initially heard in a regency court. Appeals to the provincial court are immensely expensive!
If you want your Hak Milik, or Hak Pakai to be water tight, then have an attorney in your regency draw up the contract.
This is not an area to play games with. I don’t care what you hear from someone else...a notaris is simply NOT sufficient!
Finally some concrete advise that sounds real. I can't tell you how I've fished about looking for someone that sounds like they know what the hell they're talking about.

I mean, how wrong can it be to use a local guy? I try to do that anyway, wherever I am on the planet I've alway thought you should support the local people and they will support you. Just nice to have that confirmed.
