    Default Leasing, renovating profiting?

    We we wondering if anyone has leased a house, renovated somwehat (perhaps even added a pool - not sure of the cost here) and then rented it out as a holdiay villa?

    Funny, thinking the same thing. (Pool cost to build is about 50M from what I was told, could be 100% wrong?)

    Ehm...50M? you mean million (JT) or M as in Milliard?

    anyways, costs for building a pool wil be around 200 euro and up, per square meter including pumps etcetc...

    @noodles...License?Tax?Not to mention approval of the actual owner of the place?
    don't read between the lines..i think the words are clear enough...:)

    All pools are different.best to get quotation from as many poolbuilders as you can get.
    Not only state the size,but specified building details such as double armoured concrete,kind of finishing(natural stone or tiles),system(skimmerbox or overflow),brand of machinery,sanitazion system(chlorine,saltwater system,ionisation,ozonisation).
    My advice ,if you want to swim really,make your pool as long as you can afford it.Economise in depth,1,40 deep is enough to swim properly.
    Choice of system influences the price,e.g. if you have an overflow system,you need an extra pump for the balancing tank,if you have a saltwatersystem you need an saltwater chlorinator machine(approx 15 juta)and the running cost would also be higher because you need to replenish salt regularly(75K per 50kg,amount of bags depends on the m3 of water)and the chlorinator uses a lot of electricity.

    Hi Noodle, I have been doing this as a small business, for the past seven years and it is profitable. Currently have 4 houses in and around the Ubud area that are rentals. Have also put in pools in these houses, costs are dependent on what type of pool, shape, infinity, equipment etc etc. My last pool was 10 metre x 5.5 metre and cost complete Rp105,00 Hope this helps.

    Big thanks for the peek behind your business curtain. We've been considering this business, as we currently do the same thing in Santa Barbara, California and Singapore.

    Quick question. Your 10metre x 5.5 metre pool for 105 Rp, I assume that's Juta? And, about how long did it take start to finish to install? And lastly, did you need permission from the local authorities? -AB in Berawa

    Hi Andrew, the pool cost is in juta, and we pay the contractors per sq metre, so the quicker they dig, the more they get paid, and the result from beginning to end was approx 6 weeks, that is to swimming time!! we get all the permits applicable for the areas that we build in, some are more "difficult" than others, if you get my drift.

    Monster thanks for the information! I will PM you when I get closer to the build date. And, your dollars are pretty much 100% in line with my expectations of costs. Greatttt advice about paying per sq meter. Could have used that on a barn to house renovation I just completed in Santa Barbara, California! - AB in Berawa, Bali and Santa Barbara, California
