We are in the process for applying for an IMB on a 200m2 building on a property in Canggu (property size = 831m2). We have an 18 year rent agreement with the property owner who is Balinese.
This is what we are trying to find out, hopefully someone can help.
1. Is there a gazetted table or a standard pricing list that can be accessed to calculate the IMB permit cost?
2. Who's name would the IMB permit be in, ours or the property owner?
3. Is the IMB cost worked out on the building area or the land area?
4. What is the standard cost per m2 for IMB?

1...it's a standard percentage based on estimated build-costs per square meter.
2...probably in name of the architect (he aplly's for it), and then can be in name of whoever is your
nominee.
3...building area.
4...depends on how much you're spending on the build ( see 1 )
btw, are you applying for a IMB for an existing building or is it in the process of being build?

Banjar Pengubengan Kauh: 2.500.000 (village community)
Keluharan Krobokan Kelod: 1.150.000 (subdistrict)
Camat Kuta Utara: 500.000 (district)
Tata Kota - PU: 5.500.000 (government tax)
2. That's difficult, in case you have a KITAS you can use your own name BUT only if you not applied for another villa in your name before (the strange rule is: for every bule one villa, for indonesians as much as they want), please don't forget if you want to rent it you NEED Pondok Wisata! Maybe the best is you use a friend's name or the pembantu, do not use the architect!

Thank-you all so much for your responses. Will let you know what pans out. It just seems like there is no legal gazettes in black and white that outline this procedure in Bali, which makes it very hard to understand and also work out if we are being taken for a ride or not.
The first estimate we received for our IMB was IRP 60,000,000 which we can not see is ridiculously overpriced.

Because people are silly enough to pay, and that makes it hard for the rest of us.
I went to get my SIM, just before I entered the police station there were people just running out to stop me, offering there services to pass the tests, sir you only have to pay 750,000 per license & no test. After watching the police take new drivers through there test I can see why there are so many bad drivers here. Not one person could reverse park between the poles.
Fred2, I wouldn't disagree with what you say. How could I? What you say is true. But, for building our house that was started 8 months ago if we hadn't been willing to pay the steps along the way we would still be waiting for the necessary approvals such as neighbour's signatures, the IMB, the village, the district, ADAT, Subak, etc. These were approvals just to get started. Probably we'd still be waiting two years from now if we hadn't been willing to pay for signatures, donations, bribes, etc.
It would be great if there were no korupsi in Indonesia but as things are right now we are taking the pragmatic approach. To do otherwise would usually just be spitting into the wind.
Changes need to be made from the top, not from where we sit. As long as it costs up to 1 juta to join the poiice force I won't make any impact by going to court instead of paying a bribe on the spot. Much of the corruption in Indonesia is government condoned even though they'd never admit it.

I agree, corruption is a way of life here, but it's still damned frustrating.![]()
