Thread: How is the best way to go about buying land in Bali

Hi everyone
This is my 1st post so before i start i'll introduce myself
I'm Bakso a 35 year old Aussie with a Indonesian wife [Javanese]
Now i was wondering what sort of money AUD or rp we would expect to pay for land [per are] in Bali within a 1/2 hr drive of Kuta Denpasar Seminyak type of areas that we could build on [for holidays at the moment with a view to becoming our permanant residence in future]
and also a ballpark figure to build a nice yet simple 2 or 3 bedroom home of brick and tile any advice would be much appreciated
Do's and don'ts what to look out for tips and or bad experiences

Welcome to the forum Bakso, and good luck with your dreams and plans to live on Bali. To answer your first question, how is the best way to go about buying land in Bali…the only way to “buy” land here (Hak Milik land certificate) for you would be through your Indonesian wife, assuming she has retained her Indonesian citizenship.

Land [per are] in Bali within a 1/2 hr drive of Kuta, Denpasar or Seminyak covers a whole lot of territory, and as you might expect, a whole range in pricing, as in anywhere from 30 million per are (if even possible anymore), to over 200 million per are depending on those magical words, location, location, location.

Your best bet to get any sort of realistic idea of costs in those areas is to look at existing properties as listed and easily found on the internet, or better yet, take a trip over here, find a real estate agent or two, and start beating the ground.

My advice is better you buy the property and already building in there but you have to check of the property documents from the owner such as :

1. Certificate ( Land title )
2. IMB ( Building Permit ) ; the purpose is Residence, make sure the IMB plat on the wall
3. Building Tax , plz ask the owner of the payment receipt, so you don't need to pay the building tax
4. you have tu put a mortgage.

Well you would be surprised how many people show up and give this guy money, he is still quite well known in Bali for selling properties just google Bali real estate, this guy has appx. 20 websites under his command that popup and when someone contacts the website they are going straight to him.

As for Royalty, I am a Johnny Reb..........
