Hi everyone
I've got a couple of questions regarding the cost of building in east bali
we have looked at candidasa and amed areas and are trying to work out a ball park figure for building costs
what do you guys think would be a worst case best case an average price for a 2 or 3 bed brick and tile home fitted out comfortably [not over the top]
finished price
i know this is a very open question but just answer what you think for a middle of the rd type place would be if you can o
also if you know of anyone good to go with in the area
thanks in advance

Hi Bakso,
When people ask questions like this - there is this saying "How long is a piece of string?"
Anyhow, in any real estate market, I suggest you can get a fair estimate of building costs by looking at recently built houses for sale and subtracting the cost of the land. I don't know East Bali that well so will use a North Bali example. Take a look at this one
http://www.lovinarealestate.com/shop...=detail&id=240
It's a recently built 2 bedroom and 2 bathroom home with western fittings - on a small block of land (3.2 are) a few hundred metres back from the beach.
Let's guess the land price at about Rp30,000,000 per are so close to Rp100,000,000 for the block.
This suggests a building cost of around Rp800,000,000 - this includes items like kitchen/bathroom fittings, fans, cupboards, etc so is not just the cost of a bare building.
As a comparison, in Kaliasem, Lovina, - a Health Centre is being built - the building is about the size of a 2-bedroom house, it is solidly built with a tile roof. The information board says the project cost is Rp267,000,000. I guess that's for the bare shell of the building plus boundary fence. This project is for the Kepala Desa of Kaliasem, and I think, funded by the Bali Provincial government. So if you started here and added western fittings for bathrooms etc - maybe you would end up close to Rp500,000,000.
So, as an answer to your question - is somewhere between Rp500,000,000 and Rp800,000,000 helpful?
As another comparison. The house I recently moved out of is up for sale at 450 million. 2 floors, 3 bedrooms, 2 bathrooms, western fittings.
I know its not building costs as you requested but implies you would be able to build similar for less.

too many variables open for discussion to give you a clear cut answer....Originally Posted by bakso

Figure between 3 and 5 million per sq. mtr.
Land cost are anything between 30 and 180 million/are (10 x 10 sq. mtr.)
Thanks everyone this is basically what i was asking.
I know it's a very broad question but i only expected broad answers, our budget for land is 100 to 150 juta for anything from 3 to 5 are and that should be happening soon [or maybe soonish]
I suppose after that i will have to look alot further into build costs times etc etc so at the moment just reallytrying to get a feel for what i'm up for
Thanks again for your help everyone

Maybe it would be better to discuss some of the variables that are going to influence the final price.
Some things like:
- local knowledge of cost of building materials/quality of materials
- building construction experience
- whether you manage it yourself or get someone else to do it
- cost of connecting electricity
Give a man a fish and he will eat for a day. Teach a man to fish and he will sit in a boat drinking beer all day.
the biggest difference in price will come from personal finishing, what I mean by that is for example using 'asia tile' or a better quality of ceramic floor finishing, choosing 'american standard' or 'toto', coconut wood or Bengkirai etcetc....
2/3 bedroom...do you want ensuite bathroom for each bedroom? do you want a western style kitchen, open kitchen annex diningroom? sizeratio bedroom versus livingroom? swimmingpool, terras, parking/garage? etcetc...these are just some of the variables I meant.
