    Default bought a piece of land in jimbaran!

    hi all,

    got back from bali last week - was over there for a week with a single goal - to find a piece of land.. did so in jimbaran close to gwk.. fell in love with it, 6.4are.. will have beautiful views from L2&3. foundation for lot perimiter already going in and final plans being agreed upon.. great access, fantastic neighbours & clean title - (about all you can ask for in bali)..

    hi nakal,

    trying not to sound like a duche - i'd prefer not to post exactly how much... but for a view lot in jimbaran with good access, we found the average asking price was around 70j - 115j per 100m2 - typically should be able to get it 10% - 20% below asking (for a place that's not overpriced too much).. that's buying from a local.. buying from a foreigner could set u back more as they will want USD equivs.. e.g. we saw (listed with some international realtors), lots for sale the equiv of ours 200% - 250% more (asking in USD)... they were priced well above market value waiting for some unsuspecting foreigner with too much money to waste to come along and snap it up.. all of them were already owned by foreigners...

    Congratulation BaliLife! I´m sure ... now you miss your "home" in Jimbaran more and more.
    Like you ...i bought last year a piece of land and house in Jimbaran too, in residence area in front of GWK. This summer will be my first summer in Bali in my house. Nice feelling ... and i miss Bali very much and i must waiting ... in 45 days will be there!

    Congratulations BaliLife, Dyah.

    How long would it take to drive to Matahari in Denpasar from there?

    Can you explain a little bit about the process? For example did you use a lawyer, sale costs, etc

    Any chance of some photos?

    Hi Allan,
    GWK/Jimbaran is not too far from Matahari Denpasar... i know that from Ngurah Rai Airport we need just 15 minutes to this area.
    You must use lawyer to make this transaction, i payed just the half of lawyer cost and the other (seller) payed the other half.
    I had very friendly lawyer (Sunset Road), she gave me some good advice... than my husband is not indonesian... eventhough my husband and i declared that the property is just under my name and i´m indonesian ...i need some "special" paper to close that transaction. About fotos in my-site can you see here http://pondok-bo2-gallery-photo.blogspot.com . I promise you to make some fotos on july from this area.

    hi dyah - congrats, seems like we'll be neighbours..

    allan, as dyah said, about 15-20 mins from the airport, and likely 30 mins to matahari..

    the process.. ok.. started looking for land in jan 07 on a separate trip.. found a piece we liked i ungassan but were warned by our notarary that it might have dual certs.. then found a realtor, referred by notary, but on that trip couldn't find a place that we thought was good value.. so i went back a couple of weeks ago, told our realtor that i only had 1 purpose for going so that he understood he had to show us lots of places that met criteria.. so he did.. found this place the 2nd day i was there.. he was not the agent for the seller.. the seller was a japanese lady - but she's lived there for almost 20yrs and speaks perfect bahasa - that's how we communicated as she doesn't speak english.. so after we decided that was the place we wanted we told him to call her.. she came down to the land with her agent and my mother in law started negotiating.. there was no price agreed that day in person, but the following day we had an agreement and were asked to go to the notary to make a down payment of approx $1000 USD.. met the there, they had to bring the original certificate.. the notary looked over the certificate and then he held it.. we gave the downpayment, and we got an official receipt signed by her (note the property went into my wife's family's name so no non-resident stuff was req'd for us - a big difference in process than if a foreigner buys i think)... so then we dispersed, the notary holds the certificate and verifies clean titole with their land registry system (different to aust and canada where the notary holds the down payment or the realty co - in indo they're not allowed to - it goes to the seller, which prompted me to ask how we get our deposit back if it's not clean title - that's why the notary holds the certificate, if the seller wants the certificate back, they'd need to give us the downpayment pack)... ok, so we got word after 1 day the certificate was clean, then had an official come out and officially survey the property and give it's offical boundary pegs.. we then paid some youngsters who work next door to clear the property.. the official transaction (i.e. settlement or closure) had not gone through yet - they wanted it to go through the next day but the money had to be wired from abroad.. so a date was set (10 days later) for my in-laws to return to bali and settle on the property.. that happened early this month and title was transferred.. as noted earlier, the foundation has been layed for the perimeter of the property and we're now reviewing the final plans.. will start the building next month..
