Default Hotels for Lease or Sale

No one reply from Bali Real Estate. Hope you guys can answer few of my questions.

Contemplating about moving to Bali few years down the stretch to operate a B&B or small hotel. Cant' decide between Bali or Costa Rica. How's those hotel/villa lease work? Heard you have to pay all up front is that correct? Are these turnkey operation with internet connection and etc? What's the current occupancy rates in Bali? Bert??

    Thanks for reading,
    Rob

Every property has its own ins and outs.

How do leases work? For every owner there is a different structure, but yes, in case of a lease payment up front in required for a substantial time.

Occupancy rates vary per hotel, depending on location an especially marketing.

Many hotels in Bali are empty just because lack of marketing. When everything went well, people just walked in, but now times are different, allthough there are more and more tourists coming to Bali.

To talk about Lovina f.i. this hotel: http://kubu.balihotelguide.com/ is fully booked for juli august I heard. Why? Because it is good, great restaurant, and a nice website by me. Returning visitors. Other hotels in the area are empty. I have several hotels on my 'list' for sale or lease. Negotiations for 2 of them are in the end fase. One of them will be totally renovated, also by "us".

If you know the hotel business, and/or if you are willing to work hard, and you do your marketing, I would say come overhere we will start to work, plenty of posibilities, for building new or taking over existing.

Not on the site yet, a beautiful hotel near the ashram of the buddhist temple. 2 beachotels for sale, one other for lease. All of them have great possiblities, but never did much on marketing, some need some investment.
    That's It !!
